I. Support in Land Acquisition Strategy
- Land Identification and Preliminary Assessment:
- Assist in identifying potential land parcels across key regions in Tamil Nadu, such as Chennai, Coimbatore, Madurai, and Trichy, that align with the company's strategic objectives.
- Conduct initial site visits to assess the viability of land for residential or commercial development.
- Gather essential data, including land records, ownership details, and preliminary market analysis, to support decision-making.
- Support the Manager in analyzing zoning regulations, land use restrictions, and environmental considerations specific to each site.
- Assist in Negotiation and Deal Structuring:
- Prepare draft proposals and initial offers for land acquisition, based on the Manager’s guidance.
- Conduct background research on market conditions, land values, and the legal framework to inform negotiations.
- Act as a liaison between the Manager, legal team, and landowners during the negotiation process, ensuring smooth communication and timely resolution of issues.
- Assist in drafting legal agreements, ensuring that all terms and conditions comply with Tamil Nadu's land acquisition laws and company policies.
- Stakeholder Interaction:
- Build and maintain relationships with local landowners, government officials, and community leaders.
- Engage in regular communication with stakeholders to ensure transparency and address any concerns or issues that may arise.
- Provide regular updates to the Manager on stakeholder interactions, including potential challenges and proposed solutions.
II. Assist in Land Aggregation
- Support in Land Pooling and Assembly:
- Work closely with local landowners to explore opportunities for land pooling and joint development projects.
- Assist in the coordination of meetings and discussions between multiple landowners to facilitate land aggregation.
- Prepare and manage documentation related to land assembly, ensuring all legal and regulatory requirements are met.
- Coordination with Legal and Compliance:
- Work with the legal team to ensure all land transactions are properly documented, with clear and free title deeds.
- Assist in the process of obtaining necessary permits, clearances, and approvals from relevant government authorities.
- Monitor compliance with all legal and regulatory requirements throughout the land acquisition and aggregation process.
III. Documentation and Reporting
- Maintain Transaction Records:
- Keep detailed and organized records of all land acquisition transactions, including site visits, negotiations, contracts, and legal documents.
- Ensure that all records are up-to-date and accessible for internal audits and external reviews.
- Assist in preparing detailed reports on land acquisition activities, including financial expenditures, project progress, and potential risks.
- Legal Documentation Support:
- Work closely with the legal team to ensure that all legal documents related to land acquisition are accurate, complete, and securely archived.
- Support the legal review process by providing necessary documentation and assisting in the preparation of legal briefs and summaries.
- Ensure all documents are properly archived and accessible for future reference, adhering to company policies and regulatory requirements.
