Job Overview
We are seeking a highly organized and analytical
Centralized Leasing Analyst
to manage and review rental applications through the VERO and RealPage platforms. This role plays a critical part in ensuring timely and accurate leasing decisions while maintaining compliance with company standards. The Leasing Analyst will also support operational analysis, reporting, and process improvements that help optimize performance across GoldOller’s portfolio.
This position requires strong attention to detail, sound decision-making, and the ability to analyze operational data to support leadership and property teams.
Key Responsibilities
Application & Leasing Oversight

Review and make application decisions through the VERO and RealPage platforms in accordance with GoldOller policies and best practices.

Ensure all required documentation is accurately uploaded and maintained within leasing packets.

Communicate application decisions promptly and professionally to on-site teams.

Monitor applicant pipelines and maintain the applicant dashboard to ensure visibility of leasing activity and key performance indicators.
Asset & Operational Performance

Oversee asset availability including lease approvals, denials, and cancellations to support optimal occupancy and revenue.

Analyze asset performance using scorecards, departmental reporting, and software analytics to identify operational trends and opportunities for improvement.

Identify critical needs in underperforming assets and communicate findings and recommendations to leadership.
Reporting & Analytics

Prepare and deliver regular and ad hoc analytics reports to support operational decision-making.

Maintain standardized reporting on GoldOller operational metrics.
Operational Support & Process Improvement

Assist in implementing process improvements and workflow enhancements across operational systems.

Support cross-departmental initiatives including Operations, Training, People & Culture, Compliance, Asset Management, Facilities, and Marketing as needed.
Field Support

Travel to newly acquired or underperforming assets when necessary to identify operational breakdowns, mentor teams, and reinforce GoldOller standards.

Provide feedback and action recommendations following site evaluations.
Additional Responsibilities

Participate in special projects and initiatives as requested by the Home Office.

Experience Minimum of two years of onsite property management experience with demonstrated knowledge of leasing, operations, resident relations, financial performance, and compliance requirements. Experience with OneSite/RealPage preferred.

Travel Requirements Ability to travel to multiple states as needed, up to 25% of the month.
Position Requirements

Valid driver’s license and reliable personal vehicle for job-related travel.

Availability to assist after hours in emergency situations when required.

Ability to lift, push, and pull up to 40 pounds.

Ability to complete special projects as assigned by the Home Office or direct supervisor.
Internal Promotion Requirement
-
Minimum one year tenure in a Leasing Manager, Resident Relations, Assistant Community Manager, or Community Manager role.

Internal candidates must be in good standing with no recent performance counseling on file.
