Role Summary
The incumbent in the Manager - Leasing Administration position at GMG plays a crucial role in overseeing the leasing activities across the company’s portfolio, ensuring that all leasing processes align with GMG’s strategic objectives and corporate policies. The incumbent is tasked with negotiation, administering lease agreements, coordinating with internal departments, and supporting business units by optimizing leasing operations to ensure efficiency, compliance, and profitability. Additionally, the incumbent liaises with property owners and key stakeholders, ensuring alignment with leasing standards and business objectives.
Key Success Drivers including Accountabilities and Responsibilities
Leasing Strategy & Execution:
• Develop and implement leasing strategies that align with company goals and market dynamics.
• Conduct market research to analyze industry trends and adjust leasing plans accordingly.
• Optimize leasing processes to enhance efficiency and maximize revenue potential. Tenant
Acquisition & Relations:
• Generate leads and conduct property tours for prospective tenants.
• Negotiate lease agreements, ensuring compliance with company policies and market standards.
• Foster strong tenant relationships, addressing inquiries and concerns to maintain a positive leasing environment.
Lease Renewals & Compliance:
• Oversee lease renewals, proactively engaging with tenants to facilitate contract extensions.
• Ensure all leasing activities comply with legal, regulatory, and contractual obligations.
• Conduct lease audits to verify adherence to company policies and risk mitigation strategies.
Financial & Reporting Responsibilities:
• Coordinate with the finance department to ensure accurate rental payments, invoicing, and collections.
• Prepare detailed leasing reports, occupancy forecasts, and financial summaries to support decision-making.
• Monitor leasing budgets and assess financial performance against targets.
Marketing & Brand Management:
• Collaborate with the marketing team to promote leasing opportunities and attract high-quality tenants.
• Ensure GMG’s brand standards are consistently upheld across all leased properties.
Performance Monitoring & Industry Trends:
• Regularly review leasing performance, identifying areas for improvement and strategic adjustments.
• Stay updated on industry trends and market conditions to enhance occupancy rates and revenue generation.
Stakeholder Engagement & Documentation Management:
• Provide guidance and support to property managers on leasing policies and documentation requirements.
• Ensure all lease agreements, approvals, and supporting documents are accurately prepared, reviewed, and maintained.
• Represent GMG in meetings with landlords, investors, and external partners to explore leasing opportunities.
Functional/Technical Competencies
• Strong understanding of lease agreements, contract negotiations, and legal compliance.
• Experience in financial reporting, lease accounting, and budget management.
• Proficiency in Microsoft Office (Excel, Word, PowerPoint) and lease management software.
• Excellent negotiation, communication, and stakeholder management skills.
• Strong analytical skills required.
• Proficiency in ERP systems needed.
• Exceptional negotiation skills required.
