The Maintenance III general function will be to perform moderately complex work related to leading and supervising subordinates in the maintenance and repair of Lake County facilities and equipment. The position supervises maintenance crews and is under supervision of the Maintenance Branch Manager and Director of Operations.

Essential Functions

Depending on the assignment, the incumbent may perform a combination of some or all of the following duties, and perform related duties as assigned:

• Maintain all buildings, structures, equipment, grounds, and ancillary equipment including auxiliary utility systems.
• May supervise or lead skilled and semiskilled carpentry, electrical, electronics, plumbing, roof repair, painting and plastering tasks in the maintenance and repair of buildings and building equipment.
• Provide proper training to others in procedures and of plumbing, electrical, electronics, carpentry, mechanical equipment and others.
• Respond to emergency situations and ensure responsible back up is available to take corrective action as needed.
• Assist in the maintenance and general procurement of materials and parts, schedule installations and repairs.
• Perform maintenance tasks involving the repair of buildings and equipment.
• Snow removal using all aspects of equipment including shovel, snow blower, Bobcat equipment, and pickup trucks.
• Perform other duties as assigned by supervisor.

Knowledge Skills Abilities and Education Required

• Considerable knowledge of the methods, practices, tools and materials used in maintenance and repair work.
• Knowledge of plumbing, welding/fabricating, reading blueprints, electrical, fire systems, building and grounds maintenance equipment and repair.
• Considerable knowledge of occupational hazards and necessary safety precautions applicable to maintenance work.
• Knowledge of various federal, state and county codes and regulations involving construction, installation, fire, safety and sanitation.
• Considerable skill in the use and care of tools and equipment necessary to perform maintenance and repair tasks.
• Skill in problem-solving and conflict resolution, time management and attention to detail.
• Ability to operate power driven and motorized equipment.
• Ability to provide information, guidance, or assistance to peers; interpret work procedures, maintain relationships and promote efficiency.
• Ability to successfully use County-specific technology and general office software.
• Ability to communicate clearly, logically, and persuasively both verbally and in writing; ability to prepare clear, concise, and comprehensive reports, correspondence and documents.

• Associate’s degree in engineering or related field preferred; progressive equivalent job experience may be substituted for an Associate’s degree
• Journeyman level at one or more of the trades
• Ten (10) years of progressively responsible experience in the maintenance of facilities or comparable general construction field;
• Valid driver’s license supplemented with a satisfactory driving record;
• Or any combination of education and experience that provides the candidates possesses the knowledge, skills and abilities to perform the duties prescribed to the position (above).

PHYSICAL DEMANDS

Requires light to medium work involving standing or walking some of the time, exerting up to 50 pounds of force on a regular basis, and moderate dexterity in operating machinery, tools, or office equipment. Must be able to climb ladders and stairs, work standing for long periods of time, work in extreme environments.

May be exposed to bright/dim lights, dust and pollen, extreme heat and/or cold, wet or humid conditions, extreme noise levels, animals/wildlife, traffic, moving machinery, electrical shock, heights.

The position requires normal visual acuity and field of vision and the ability to hear and speak to understand, respond to and build relationships with a diverse clientele.
