Maintenance Supervisor

Key Responsibilities :

  • AMC Monitoring:
  • Contract Obligations such as PPMs, SLAs etc. to be monitored
  • Completion of Preventive Maintenance Calls as per PPM schedule
  • Physically Monitor PPMs .
  • Reactive Complaint:
  • Completion of Reactive Maintenance call as per the Priority.
  • Obtain quotes within a max of 3 days where for both Casual and AMCs vendors.
  • Timely completion of the LPO jobs as per the SLA's & KPI's agreed in AMC's / LPO's.
  • Physically Verification 60% of the RM and PO Jobs.
  • Survey Store Visits:
  • Visit each store at least once a quarter
  • Condition Audit:
  • Conduct and Report Bi - Annually Facility Audit - Look and feel
  • Conduct and report Annually Facility Audit Report – Detailed
  • Asset Register:
  • Capture Asset details for the equipment under AMC's
  • Project takeover - Snag List


Customer and Stakeholder Management: As a Maintenance Supervisor, must have excellent customer relationship and stakeholder management skills. Direct point of contact (POC) for the Operation team as per the Area of Responsibility and must be available and responsive during restaurant operation times. Stakeholders include Supply Chain, Finance, and Mall management.


Capex and Opex Management: Execute the yearly Capex plan for the year end-to-end (Technical Reports, RFP, and Execution and Reporting) for assigned AOR. Manage the monthly and yearly Opex Budget and avoid overspending. Minimize jobs from external vendors by rectifying them through the in-house team and ensure spares are not replaced unless necessary. Advise the team regarding major repairs or changes required.


Energy and Sustainability Management: Help the Americana Maintenance team achieve yearly target initiatives with IoT projects, digital thermostats, water and gas consumption management, solar panel installations, etc.


Team Management: Must be able to manage a team of technicians and external vendors. Arrange training for the team through both in-house and external trainers. Handle shift planning and priority planning efficiently.


Personal Growth: Improve skills and efficiency by attending courses. Ensure the use of the latest digital technology in daily work and work smart to manage the volume of work orders (both PPM and RM


Qualifications, Experience & Skills:

  • Minimum of 5 years applicable work experience in facilities, maintenance, MEP, HVAC operations and Management.
  • Good communication, time, and stakeholder management skills.
  • BSc in Electrical or Mechanical Engineering is preferable
  • Driver's license is mandatory
  • Working knowledge of any field maintenance system.
  • Expert in Preventative Maintenance approach to engineering.
  • Ability to lead and manage a team of technicians.
  • Knowledge of Health, Safety and Legal Compliance regulations.
  • Must possess a positive attitude, work well with stakeholders inside and outside the department and have good oral and written communication skills in English & Arabic.
  • Must be a self-motivated, independent worker who can take limited direction while making good decisions in the workplace.
