Position Summary
E&E Capital Management, LLC is seeking a skilled, dependable Maintenance Technician to support the day-to-day maintenance operations of a multifamily apartment community in Birmingham, Alabama. This role is responsible for completing service requests, performing preventive maintenance, preparing vacant units for new move-ins, and helping maintain the overall appearance, safety, and functionality of the community.
The ideal candidate is hands-on, responsive, safety-minded, and committed to delivering excellent service to residents and team members alike. This version reflects the duties and qualifications that appear most often in successful multifamily maintenance postings.
Key Responsibilities
- Complete resident service requests and work orders accurately and in a timely manner based on priority
- Diagnose, troubleshoot, and repair HVAC systems, plumbing, electrical components, appliances, drywall, carpentry, painting, locks, fixtures, and other general maintenance items
- Perform apartment turns and make-ready work, including inspections, punch lists, repairs, and final quality checks before move-in
- Assist with preventive maintenance programs to protect the condition and value of the property
- Maintain grounds, common areas, amenities, breezeways, and maintenance shop in a clean and organized condition
- Track inventory and communicate supply, parts, and material needs to management
- Work with outside vendors and contractors as needed and help verify quality of completed work
- Maintain accurate records of completed service requests, preventive maintenance, and work in progress
- Participate in a rotating on-call schedule and respond to after-hours maintenance emergencies when assigned
- Follow all company safety procedures, OSHA expectations, EPA standards, and applicable property policies and code requirements
Qualifications
- 2+ years of apartment, multifamily, building maintenance, or related trade experience preferred
- Working knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and basic carpentry
- EPA Section 608 certification strongly preferred; required for technicians performing covered refrigerant work
- HVAC certification preferred
- CPO certification is a plus for communities with pool amenities
- Valid driver’s license and reliable transportation preferred
- Strong customer service and communication skills
- Ability to work independently, manage priorities, and maintain professionalism with residents, vendors, and coworkers
- Ability to use hand and power tools safely
- Ability to lift, carry, push, or pull maintenance materials and equipment, climb ladders, and work indoors and outdoors in varying conditions
