Role Overview
The Maintenance Technician ensures operational excellence across The Copper House building by delivering responsive reactive maintenance, preparing apartments for turnovers, and preserving common area and property-wide standards. The role is key to maintaining apartment quality, resident satisfaction, and compliance with health & safety requirements.
Key Responsibilities
Reactive & Preventive Maintenance
- Swiftly respond to service requests (e.g., plumbing, electrical, HVAC, appliance issues) and close them within set service-level targets.
- Liaise with third party contractors and suppliers when appropriate.
- Conduct routine inspections of building systems and equipment via weekly / monthly mandatory testing to proactively address potential failures—maximising uptime and safety.
Apartment Turnovers & Repairs
- Prepare vacant units for re-letting; painting, flooring, hardware fixes, fixture replacements, light carpentry and comprehensive cleaning.
- Complete final inspections to ensure apartments meet quality benchmarks before new occupancies.
General Repairs & Troubleshooting
- Triage and resolve a wide array of in-unit defects: leaks, electrical faults, glazing repairs, carpentry, drywall, and cosmetic finishings.
- Repair or replace small appliances, fixtures, and fittings to maintain property standards and minimise tenant disruption.
Emergency Response & On‑Call
- Provide out-of-hours cover via a rotating on-call schedule to manage urgent issues such as water leaks, power outages, or security concerns.
- Escalate critical incidents appropriately and ensure rapid resolution in liaison with Management.
Inventory & Supplies Management
- Maintain accurate logs of tools, parts, and consumables; order stock in alignment with anticipated needs.
- Ensure the upkeep of equipment in line with safety and operational standards.
Documentation & Administration
- Record service activity, time logs, incident reports, and expenses using property management systems.
- Provide timely updates to the wider team on maintenance schedules, recurring defects, and potential capital expenditure.
Resident Engagement & Service Excellence
- Interact with residents with courtesy, providing clear status updates and explanations of completed jobs.
- Share notifications about service visits, safety protocols, or temporary access requirements in advance.
- Common Area & Exterior Maintenance Support
- Assist with general maintenance of lobbies, corridors, shared amenities (e.g., gyms, lounges), and outdoor areas; tasks may include bulb replacements, minor landscaping and cleaning.
- Coordinate with facilities contractors for larger scope works (exterior painting, flooring, grounds services).
Qualifications & Experience
- HS-level education or equivalent; vocational training or certification in trades (e.g., plumbing, electrical, HVAC, carpentry) is preferred.
- A minimum of 2 years’ experience in multi-unit residential, BTR, or similar environments, handling fast-paced maintenance demands.
- Well-rounded knowledge across disciplines (multi-trade proficiency) for independent maintenance delivery.
Skills & Competencies
- Strong technical ability to methodically diagnose and resolve faults.
- Excellent time management and organisational skills for balancing planned and reactive work.
- Clear communication and customer service orientation when working among residents.
- Physically capable of lifting, bending, climbing ladders; fit for hands-on, manual tasks.
- Knowledgeable in health & safety practices, aware of building and tenancy regulations.
- Self-motivated, reliable, and able to work autonomously and flexibly under minimal supervision.
- The ability to read service logs, inspection reports, O&M manuals and Warranty Certificates.
Working Conditions
- Full-time position, Typically Monday–Friday, with Saturdays rota'd to business needs. Scheduled on-call rotational duties including evenings and weekends.
- On-site presence across apartments, communal areas, and technical spaces within Copper House
