TAM was awarded NAA's Top Employer for 2022!MAINTENANCE TECHNICIAN JOB SUMMARY:The Maintenance Technician is responsible for completing work orders, repairs, renovations, unit turnovers, and on-call emergencies. This position supports the Lead Maintenance Technician and Community Manager in carrying out maintenance programs, policies, procedures, and preventive maintenance initiatives to ensure the community is well maintained and operating efficiently.
ESSENTIAL JOB FUNCTIONS
Work Orders and Repairs
- Complete resident work orders and repairs promptly and efficiently.
- Estimate time, materials, and scope of repairs when needed.
- Respond to maintenance needs across multiple disciplines, including HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, drywall, pools, spas, water features, and trash management systems.
- Respond to resident requests in a timely and professional manner, providing excellent customer service.
- Oversee and coordinate work performed by outside contractors when required.
- Ensure compliance with all Federal, State, and local laws, including consistent adherence to Fair Housing regulations.
- Perform all other duties as assigned.
Preventative Maintenance
- Perform routine preventive maintenance to preserve equipment and facilities.
- Maintain adequate inventory of materials, supplies, and tools.
- Assist in organizing and performing general duties, preventive maintenance, and repairs consistent with TAM Residential’s operating and safety standards.
Unit Turns
- Thoroughly inspect vacated apartments, document required renovations and re-inspect completed units to ensure quality and superior presentation.
- Routinely perform duties to restore apartments to “make-ready” status.
Safety
- Routinely inspect community grounds and buildings to ensure safety standards are met and identify necessary projects.
- Promote safe work practices among the on-site team.
SKILLS + ABILITIES
- Knowledge of building systems including HVAC, plumbing, electrical, carpentry, appliance repair and general construction.
- Ability to read technical manuals and safety instructions.
- Proficiency using hand tools and power tools safely and effectively.
- Knowledge of preventative maintenance programs and property inspection procedures.
- Basic computer skills for completing work orders, tracking inventory and communicating with vendors.
- Ability to handle resident concerns professionally and with a customer service mindset.
- Ability to assess maintenance issues and determine appropriate solutions.
- Ability to follow written and verbal instructions.
- Ability to prioritize tasks and manage time effectively.
- Ability to communicate clearly with residents, vendors, and team members.
- If job duties require the use of a vehicle or golf cart, you must maintain a valid driver’s license, an acceptable driving record, and current auto insurance.
QUALIFICATIONS:
- Previous experience in apartment maintenance required.
- HVAC certification required.
- CPO certification is a plus.
- Proficiency with maintenance tools, equipment, and repair techniques.
- Ability to manage a physical workload safely and effectively.
- Strong attention to detail and ability to meet deadlines.
WORKING CONDITIONS:
- Work is performed both indoors and outdoors in all weather conditions, including heat, cold, rain and snow.
- Exposure to dust, chemicals, paint fumes, cleaning agents and other substances used in building and grounds maintenance (with proper PPE provided).
- Regular exposure to mechanical and electrical equipment.
- Frequent need to respond to emergency maintenance requests, which may include evenings, weekends and holidays.
- Work schedule may include on-call rotations.
- Work performed in occupied apartments as well as vacant units, common areas and building exteriors.
- May involve occasional contact with upset or dissatisfied residents, requiring professional communication and conflict-resolution skills.
PHYSICAL DEMANDS:
- Ability to frequently stand, walk, bend, stoop, climb stairs, and reach overhead.
- Ability to lift, carry, push, or pull objects weighing up to 50 pounds (with assistance for heavier items as needed).
- Manual dexterity to operate tools, equipment, and machinery safely and effectively.
- Ability to use ladders and work from heights as required.
- Ability to access confined spaces, mechanical rooms, and crawl spaces when necessary.
- Visual acuity to detect maintenance issues and read equipment manuals, safety labels, and work orders.
- Ability to hear alarms, detect unusual noises in equipment, and communicate effectively with residents and team members.
