Manager - Cost Estimation - Real Estate Developer (USA Experience Required)

MANAGER – COST ESTIMATION (USA EXPERIENCE REQUIRED)

Location: Dubai, UAE

A leading UAE-based real estate developer expanding into the USA (Texas / DFW market) is looking to hire an experienced Senior Manager – Cost Estimation to support their US projects from Dubai.

Job Description:

• Develop accurate and detailed cost estimates for high-end single-family homes and commercial high-rise projects in the Texas (DFW) market.
• Analyze architectural and engineering drawings, specifications, and project requirements to determine material, labor, and subcontractor costs.
• Coordinate closely with project managers, architects, engineers, and subcontractors to ensure cost accuracy and feasibility.
• Conduct continuous market research on US (DFW) construction costs, vendor pricing, and material availability.
• Build and maintain relationships with US-based subcontractors and suppliers to secure competitive pricing and quality materials.
• Prepare budget forecasts, value engineering proposals, and cost optimization strategies without compromising quality.
• Support bid preparation, contract negotiations, and construction scheduling.
• Ensure compliance with US building codes, permit requirements, and industry regulations.
• Present cost plans, estimates, and financial reports to senior management and stakeholders.
• Maintain and update a historical cost database for future US projects.

Requirements:

• 6+ years of experience as a Construction Estimator / Cost Manager with proven experience in the USA (preferably DFW / Texas).
• Strong knowledge of US construction market, subcontractor pricing, and material costs.
• Experience in luxury single-family villas and high-rise commercial/residential projects.
• Expertise in high-end materials, finishes, and premium construction methods.
• Strong analytical, numerical, and commercial skills.
• Excellent negotiation and communication skills for dealing with US vendors and consultants.
• Ability to read and interpret architectural drawings, engineering plans, and construction contracts.
• Experience working with luxury developers, premium real estate projects, and high-net-worth clients.
• Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, or related field (preferred).
• Must be currently in UAE or willing to relocate to Dubai.
