Job Purpose

We are seeking a highly motivated and results-driven Leasing Manager to join our team as an individual contributor. The successful candidate will be responsible for proactively identifying, attracting, and securing high-quality commercial and retail tenants for our properties in Medina. This role requires a deep understanding of the local market dynamics, exceptional negotiation skills, and the ability to align potential tenants with our brand vision and experiential goals.

Core Responsibilities

Leasing Strategy & Execution:

  • Develop and implement effective leasing strategies to achieve and exceed occupancy targets for commercial and retail spaces within our properties developments.
  • Proactively identify and cold call prospective tenants, focusing on brands and businesses that complement our entertainment offerings and enhance the visitor experience.
  • Conduct comprehensive market research, competitive analysis, and trend forecasting specific to the Riyadh commercial and retail real estate landscape to inform leasing decisions.

Tenant Relations & Negotiation

  • Manage the entire leasing cycle from initial contact to lease execution, including presentations, site tours, proposal development, and robust negotiations of lease terms and conditions.
  • Cultivate strong relationships with potential and existing tenants, real estate brokers, and industry stakeholders.
  • Ensure all leasing activities comply with company policies, legal requirements, and industry best practices.
  • Brand Alignment & Local Market Expertise:
  • Possess a strong understanding of our internal brand identity and ensure that all prospective tenants align with our company's values, vision, and the immersive experience we aim to provide.
  • Leverage extensive knowledge of Medina commercial and retail market, including demand generators, rental rates, local business regulations, and upcoming developments.
  • Provide insights on local consumer preferences and spending habits to guide tenant mix strategies.

Reporting & Administration

  • Maintain accurate and up-to-date leasing reports, prospect databases, and tenant files.
  • Prepare detailed financial analyses and projections for leasing proposals.
  • Collaborate cross-functionally with legal, operations, marketing, and finance teams to ensure seamless tenant onboarding and integration.

Minimum Qualifications

  • Bachelor's degree in Real Estate, Business Administration, Marketing, or a related field.
  • Minimum of 5-7 years of progressive experience in commercial and/or retail leasing, preferably within large-scale developments, mixed-use projects, or entertainment venues.
  • Proven track record as an individual contributor in achieving significant leasing targets.
  • Demonstrable strong knowledge of Median commercial and retail real estate market, including key players, rental trends, and zoning regulations.
  • Exceptional negotiation, communication (verbal and written), and presentation skills.
  • Ability to understand and articulate brand values and ensure tenant alignment with the company's strategic vision.
  • Proficiency in CRM software, Microsoft Office Suite (Excel, PowerPoint).
  • Fluency in both Arabic and English is highly desirable.
  • Strong analytical skills with the ability to interpret market data and financial information.
  • Self-motivated, proactive, and results-oriented with a strong sense of ownership.
