We are currently headhunting for two key roles— Market Intelligence Manager and Market Intelligence Analyst —for a real estate client in Riyadh.

Market Intelligence Manager

Role Purpose

Lead the Market Intelligence function by developing and maintaining a comprehensive view of real estate market trends that directly support investment decisions, feasibility studies, development concepts, and portfolio performance insights.

Key Responsibilities

• Establish and manage a market intelligence framework covering land values, unit prices, rental rates, supply-demand trends, and pipeline monitoring.
• Conduct in-depth analysis across residential, commercial, retail, hospitality, and mixed-use sectors.
• Support Investment on feasibility studies by providing accurate and validated market assumptions.
• Collaborate with Development on unit mix, pricing strategies, and concept validation using real-time market benchmarks.
• Support Asset Management by preparing analyses of leasing trends, occupancy, competitive positioning, and operating benchmarks.
• Build and maintain relationships with brokers, consultants, valuers, and data providers.
• Prepare monthly, quarterly, and ad-hoc market reports for leadership.
• Present findings to senior management with clear insights, scenarios, and recommendations.
• Ensure accuracy, credibility, and standardization of all data used across the organization.

Qualifications

• Bachelor’s degree in Real Estate, Economics, Finance, Engineering, or related field.
• 5–8+ years experience in real estate market research, consultancy, or development.
• Strong knowledge of Riyadh’s real estate dynamics and regulatory environment.
• Excellent analytical, communication, and presentation skills.
• Strong stakeholder management capabilities.

Preferred Skills

• Experience using BI tools (Power BI, Tableau).
• Ability to extract insights from complex datasets.
• Strong report writing and visualization skills.
• Experience working with major consultancies or developers is an advantage.

Reporting Line

Reports to Chief Investment Officer (CIO).

Market Intelligence Analyst

Role Purpose

Support the Market Intelligence Manager by collecting, analyzing, and organizing real estate data to enable informed investment and development decisions across URED.

Key Responsibilities

• Collect and maintain data on land prices, residential and commercial unit prices, rental rates, sales transactions, and pipeline supply.
• Support feasibility studies by preparing market comparables, benchmark pricing, and supporting datasets.
• Develop and update internal dashboards for market indicators (land values, unit prices, rents, supply/demand).
• Conduct field visits and coordinate with brokers to verify pricing and leasing information.
• Track regulatory updates (FAR, zoning, RCRC guidelines) and summarize implications.
• Prepare inputs for monthly and quarterly market reports.
• Support Asset Management through benchmarking of operating asset performance (rent, occupancy, tenant mix).
• Assist in preparing presentations and analysis for internal teams.

Qualifications

• Bachelor’s degree in Real Estate, Finance, Economics, Engineering, or similar fields.
• 1–4 years of experience in real estate research or analytical roles.
• Strong Excel and data-analysis skills.
• Strong attention to detail and accuracy.
• Good communication and presentation skills.

Preferred Skills

• Experience with data tools such as Power BI, Tableau, or similar.
• Knowledge of Riyadh real estate market.
• Familiarity with working in a development or consulting environment.
