Emerald City Associates is a private equity firm with diverse investments spanning multi-family properties and retail operations. Our portfolio includes two Biggby Coffee locations in Raleigh, NC, and a robust property management arm, Green Alpha Property Management, overseeing several apartment complexes. We are seeking a creative and driven Marketing Specialist to elevate our brand presence, drive traffic to our coffee shops, and improve occupancy rates across our multi-family properties.

Position Summary:
The Marketing Specialist will lead the development and execution of marketing strategies for Green Alpha Property Management. This role requires expertise in digital marketing, strong attention to detail, and the ability to pivot quickly in a fast-paced environment. The Marketing Specialist will collaborate closely with on-site team members to execute marketing initiatives that support leasing efforts and strengthen brand presence across the property portfolio. The annual salary range is $55,000 to $65,000.

Key Responsibilities:

• Ensures marketing collateral is up to date on company associated platforms like Apartments.com, Zillow, and other relevant sites to attract prospective tenants.
• Develop creative marketing campaigns to drive up occupancy rates at our apartment complexes.
• Oversee the creation of signage, brochures, flyers and other marketing materials to showcase available units.
• Use data analytics tools to monitor campaign performance and adjust strategies to optimize results.
• Coordinate and manage photoshoots or video content to highlight properties.
• Stay informed on industry trends and recommend new marketing tools or platforms.

Requirements:

• Bachelor's degree in Marketing, Communications, or a related field.
• 2+ years of marketing experience, preferably in multi-family real estate or property management.
• Strong understanding of social media platforms, digital marketing tools, and analytics.
• Proficiency in graphic design tools (e.g., Canva, Adobe Suite), and website management.
• Excellent communication skills.
• Self-starter with strong organizational skills and attention to detail.
• Familiarity with marketing platforms like Apartments.com and Zillow is a plus.
