MEP Quantity Surveyor
Core Purpose
To manage all financial, contractual, and commercial aspects of MEP packages across the project lifecycle—from cost estimation and budgeting to final account settlement—ensuring projects stay on budget while meeting requirements and contractual obligations
Key Responsibilities
- Cost Estimation & Budgeting
- Prepare detailed cost estimates and BOQs for MEP (mechanical, electrical, plumbing, ELV, FLS ) systems using drawings, specs, and take-off sheets
- Develop initial budgets aligned with client expectations
- Tendering & Procurement
- Compile tender documentation (BOQs, specs); evaluate bids from suppliers and sub-contractors
- Assist in procurement and vendor negotiations.
- Contract Administration
- Draft, review, and admin contracts; ensure compliance with conditions (FIDIC, NEC)
- Manage variations, change orders, and contractor claims
- Cost Control & Monitoring
- Track expenditures against budget with cashflow forecasts and CVR reporting
- Identify cost overruns and propose mitigation strategies
- Payment Management
- Prepare interim valuations, payment applications, and final accounts; certify subcontractor payments.
- Value Engineering & Risk Management
- Recommend cost-effective MEP alternatives without sacrificing quality
- Perform risk analyses and manage mitigation strategies
- Reporting & Stakeholder Coordination
- Provide regular cost reports, forecasts, and risk assessments to senior management
- Attend project meetings; collaborate with engineers, contractors, and clients
Qualifications & Experience
- Education: Bachelor’s degree in quantity surveying, Mechanical or Electrical Engineering, or related field
- Experience: Typically, 3–10+ years in MEP-focused QS roles in construction,
Essential Skills & Tools
- Proficiency in quantity surveying/cost estimation software (PlanSwift) and MS Excel
- Competent in AutoCAD / Revit for interpreting MEP drawings
- Familiar with measurement standards (CESMM, SMM7, NRM2) and contract forms like FIDIC, NEC
- Strong analytical, negotiation, communication, and reporting skills
Preferred Certifications & Add-ons
- Professional certification (e.g., MRICS/RICS); PMP considered a plus
- Experience working in GCC is advantageous

- Entry to mid-level (3–5 years): managing cost and variations on building projects.
- Senior roles (7–12 years): BOQ prep, claims, payments, oversight in MEP contracting
