MEP Supervisor

Position Title: MEP Engineer

Reports To

Facilities Manager

Job Purpose

To manage and maintain all Mechanical, Electrical, and Plumbing (MEP) systems within the facility, ensuring safe, reliable, and efficient operation of building services while maintaining compliance with regulatory requirements, client expectations, and service level agreements.

Key Responsibilities

MEP Operations & Maintenance

· Manage the operation and maintenance of HVAC, Electrical, Plumbing, Drainage, and Building Management Systems (BMS).

· Ensure effective execution of Preventive Planned Maintenance (PPM), corrective, and reactive maintenance activities.

· Monitor equipment performance and implement measures to improve system reliability and efficiency.

· Conduct routine inspections of all MEP systems and identify potential issues before failure occurs.

Technical Management

· Troubleshoot and resolve MEP-related faults and system failures.

· Conduct Root Cause Analysis (RCA) and recommend corrective actions.

· Review technical reports, maintenance records, and asset condition assessments.

· Support commissioning, testing, and handover activities for new installations and fit-out projects.

Building Systems Management

· Oversee and maintain critical systems including:

· Chillers & Cooling Towers

· AHUs, FCUs & Ventilation Systems

· Electrical Distribution Systems

· Transformers & Generators

· UPS & Central Battery Systems (CBS)

· Building Management Systems (BMS)

· Fire Alarm & Fire Fighting Systems

· CCTV & Access Control Systems

· Elevators & Escalators

· Lighting Control Systems

· Gate Barriers & Shutter Doors

Contractor & Vendor Management

· Supervise contractors and service providers performing maintenance activities.

· Review technical proposals, quotations, and method statements.

· Ensure contractors comply with HSE requirements and site regulations.

· Monitor contractor performance against KPIs and SLAs.

Tenant & Stakeholder Coordination

· Coordinate with tenants and clients regarding maintenance activities and fit-out requirements.

· Review MEP submissions and provide technical recommendations.

· Support fit-out approvals in compliance with KAHRAMAA, QCDD, and local authority regulations.

· Attend client meetings and provide technical support when required.

Health, Safety & Compliance

· Ensure compliance with all applicable safety regulations and building codes.

· Conduct risk assessments and safety inspections.

· Support emergency response procedures and incident investigations.

· Ensure all maintenance activities are performed in accordance with HSE standards.

CAFM & Documentation

· Utilize CAFM systems for work order management and asset tracking.

· Maintain accurate maintenance records and equipment history.

· Prepare weekly and monthly operational reports.

· Update asset registers and technical documentation.

Qualifications

* Bachelor’s degree in mechanical engineering, Electrical Engineering, or related Engineering discipline.

* MMUP/UPDA Certification (Advantage).

* Membership in professional organizations such as ASHRAE is an advantage.

Experience

· 5–8 years of experience in MEP operations and maintenance.

· Experience in commercial towers, hotels, residential complexes, or mixed-use developments.

· Strong knowledge of HVAC, Electrical, Plumbing, Fire & Life Safety Systems, and BMS operations.
