An MEP Supervisor plays a critical role in overseeing and coordinating all mechanical, electrical, and plumbing operations within a facility or building. While the scope of responsibilities may vary depending on organizational requirements and the type of facility managed, the role generally includes the following key functions:
- Leading and supervising facilities management personnel, including technicians, maintenance staff, and support teams.
- Providing direction, coaching, and ongoing support to ensure efficient and effective team performance.
- Managing and overseeing routine maintenance, repairs, and operational activities related to building systems, equipment, and infrastructure.
- Planning, scheduling, and monitoring preventive maintenance programs to ensure optimal facility performance.
- Identifying corrective maintenance requirements and assigning tasks to the appropriate team members.
- Coordinating and scheduling corrective and emergency maintenance (CM/EM) requests raised by customers.
- Ensuring timely arrangement and availability of required materials through stores or the procurement department.
- Coordinating with external vendors, contractors, and service providers for specialized maintenance, repairs, and project works.
- Liaising with AMC service providers and ensuring services are delivered in accordance with agreed quality standards.
- Monitoring proper tool handling, material usage, and adherence to maintenance procedures by the team.
- Ensuring compliance with safety regulations, statutory requirements, and applicable building codes.
- Implementing, monitoring, and enforcing safety procedures and emergency response plans.
- Acting as a point of contact between facility management, internal departments, and building occupants.
- Communicating maintenance activities, schedules, and updates to the Line Manager in a timely manner.
- Monitoring work quality and ensuring maintenance tasks performed by internal teams and contractors meet established standards.
- Implementing and maintaining quality control and performance monitoring processes.
- Maintaining accurate records of maintenance activities, breakdowns, and facility documentation.
- Preparing and submitting reports and documentation as required.
- Overseeing the effective use of technology and systems such as CMMS to enhance operational efficiency.
- Identifying skill gaps and coordinating training needs through the Line Manager.
- Ensuring team members are adequately trained and competent to perform assigned duties.
- Ensuring the availability of appropriate PPE, tools, and equipment required for safe and efficient maintenance operations.
- Identifying opportunities for continuous improvement, cost efficiency, and process optimization.
- Implementing best practices to enhance overall facilities management performance.
