Responsibilities:
1. Advise the Project Manager of circumstances that may or will affect delivery of long lead items related to his discipline and/ or cost and take remedial measures, subject to the approval of the Employer.
2. In the event of a potential threat to the Project completion dates, identify, in consultation with the Supervision Consultant and the Quantity Surveyor, remedial measures to correct and provide recommendations to the Project Manager. Implement such measures, subject to the approval of the Employer.
3. Manage and co-ordinate the discharge of MEP consultants' duties as defined in the Construction Contracts and the consultancy agreements.
4. Advise on site logistics related with MEP items.
5. Advise the Employer through the Project Manager regarding his published statutory and regulatory duties, particularly with regard to health, safety and the environment.
6. Monitor and confirm that the MEP Contractors establish and implement acceptable safety plans.
7. Keep all parties fully informed of all rules, regulations and procedures relating to site safety and monitor and confirm that these are followed by all parties.
8. Conduct regular briefing meetings to advise MEP Contractor of the roles of all parties associated with the Project, reporting procedures, information flow and project status.
9. Manage and co-ordinate the discharge by the Supervision Consultant of its duties with regard to site inspection, mock-ups, sample approvals and the like of all related MEP issues.
10. Verify the preparation of Defects / Punch Lists as provided by the Supervision Consultant and monitor and confirm that these are undertaken by the Contractors in a timely manner.
11. Manage and co-ordinate the preparation of a testing and commissioning programme. Inform every party of what is required.
12. Manage and co-ordinate the activities of inspection, testing and commissioning personnel from the Employer, Supervision Consultant, Consultants, Contractors and Statutory Authorities.
13. Monitor and co-ordinate the preparation, completion, recording and delivery of test reports and certificates.
14. Monitor the testing and commissioning programme and initiate appropriate action in the event that delays are likely top be occurred.
15. Monitor the results of the tests and agree suitable measures with the Project Team in the event that failures occurred.
16. Obtain warranties and guarantees from contractors in favor of the Employer as provided for under the Construction Contracts.
17. Advise the Employer through the Project Manager of his rights under such warranties and guarantees including limitation periods
18. Establish suitable procedures for the identification, notification and rectification of defects during the Defects Liability Period and for the final inspection at the end of that Period taking into account the need to avoid disturbance to normal operations and tenants and owners.
19. Manage and co-ordinate the handing over to the Employer of spares provided under the Construction Contracts.
20. Manage and co-ordinate the collation of a complete set of documentation relating to the Project and hand to the Employer.
21. Manage and co-ordinate the collection, review and distribution of As Built -Drawings and Operations and Maintenance Manuals.
