Mortgage Loan Processor

Job Summary

The Loan Processor II serves as the primary point of contact for borrowers throughout the mortgage process. This role is responsible for verifying, compiling, and reviewing information on residential mortgage loan applications, ensuring files are accurate, complete, and compliant with established standards. The Loan Processor II collaborates closely with Loan Originators, Underwriters, Closers, and Title Companies to facilitate a smooth and timely loan process.


Essential Job Functions

  • Build strong working relationships with borrowers, Mortgage Loan Originators, Underwriters, Closers, and Title Companies
  • Communicate promptly with all parties to facilitate timely loan closings
  • Manage the loan process to meet borrower expectations
  • Complete initial file reviews and conduct welcome calls to borrowers
  • Maintain and update loan information in Encompass, including document uploads
  • Review documentation for accuracy and completeness before submitting to Underwriting
  • Ensure all Change of Circumstance requests (excluding rate locks) are submitted within compliance timeframes
  • Manage pipeline daily to ensure all tasks are completed within required deadlines
  • Review underwriting approvals and communicate outstanding conditions to borrowers and Loan Officers
  • Order and follow up on appraisals, title, insurance, verifications, credit supplements, LDP/GSA, payoffs, and other required items
  • Conduct borrower follow-up every other day to gather required documentation
  • Analyze and verify conditions received; obtain corrections or additional items when necessary
  • Assist other departments as needed
  • Ensure all customer files comply with applicable federal and state mortgage regulations
  • Maintain customer privacy and secure handling of all loan files
  • Perform additional duties as assigned

Skills & Competencies

  • Proficiency with Encompass or similar LOS; ability to run desktop underwriting systems
  • Strong attention to detail with accurate data entry skills
  • Excellent, professional verbal and written communication
  • Strong working knowledge of FNMA, FHLMC, FHA, VA, and USDA guidelines
  • Thorough understanding of mortgage terminology (DTI, LTV, PITI, etc.)
  • Knowledge of real estate lending practices and regulatory requirements
  • Ability to thrive in a fast-paced environment while maintaining top-tier customer service
  • Effective time management, organization, and teamwork skills
  • Bilingual (English/Spanish) preferred

Education & Experience

Option 1:

  • Bachelor’s Degree plus 2 years of direct mortgage industry experience

OR

Option 2:

  • 7 years of direct mortgage industry experience (in lieu of degree)
