Job Description: Operation Manager (Holiday Homes)

Role Overview
We are seeking an experienced Operation Manager with strong Holiday Homes / Short-Term Rental experience to oversee day-to-day operations, property readiness, guest experience, and team performance. The ideal candidate is detail-oriented, system-driven, and capable of managing multiple units efficiently.
Key Responsibilities1. Operations & Property Management
- Oversee the daily operations of holiday home units.
- Ensure all properties are guest-ready (cleaning, maintenance, amenities).
- Conduct regular property inspections and site visits.
- Coordinate check-in/check-out processes and resolve operational issues.
2. Guest Experience
- Maintain high guest satisfaction and respond to escalated complaints.
- Ensure timely resolution of guest requests and service issues.
- Monitor guest reviews across platforms and implement improvements.
3. Vendor & Team Management
- Manage housekeeping, maintenance teams, and inspectors.
- Schedule, allocate, and track tasks for support teams.
- Train staff to follow operational SOPs and quality standards.
4. Systems & Platforms
- Manage PMS platforms (Airbnb, Booking.com, Expedia, Vrbo, etc.).
- Ensure accurate listing information, pricing, and booking updates.
- Work closely with the revenue team to optimize occupancy and rates.
5. Compliance & Documentation
- Ensure all units comply with DTCM / Tourism Authority regulations.
- Maintain licensing, documentation, and safety standards.
- Conduct audits to ensure regulatory adherence.
6. Reporting & KPIs
- Prepare weekly/monthly operational reports.
- Monitor KPIs: occupancy, turn-around time, guest rating, complaints.
- Implement process improvements to increase efficiency.
Requirements
- Minimum 3–5 years of experience in Holiday Home / Short-Term Rental operations.
- Strong knowledge of PMS systems and OTA platforms.
- UAE experience is mandatory.
- Excellent communication and problem-solving skills.
- Ability to manage housekeeping and maintenance teams.
- Valid UAE driving license preferred.
- Ability to work under pressure and handle urgent situations.
