We are looking for 2 detail-oriented and experienced Operations Managers to oversee the operations, maintenance and tenant services of our commercial leasing portfolio, including office buildings and retail units within Dubai. You will be responsible for ensuring the leased spaces are operationally efficient, well-maintained, regulatory compliant and aligned with tenant expectations and commercial lease agreements.


Key Responsibilities:

Facilities Operations & Maintenance

  • Manage daily building operations including HVAC, electrical, MEP systems, elevators, lighting, and other essential services.
  • Conduct routine site inspections and implement preventative or corrective measures where needed.
  • Oversee multidisciplinary teams including cleaning, maintenance and security personnel to ensure efficient delivery of operations.
  • Conduct regular meetings with internal & external stakeholders to monitor progress of FM activities and ensure compliance with the agreed standards and requirements.

Tenant Liaison & Lease Compliance

  • Maintain effective communication with tenants and provide active support for any facility related concerns
  • Coordinate fit-out approvals, move-ins, and handovers in collaboration with property management and asset management teams.

Service Contracts & Vendor Management

  • Source, negotiate, and manage contracts & SLAs for third-party services.
  • Evaluate vendor contracts/SLAs for cost savings opportunities.
  • Regularly evaluate the performance of vendors against agreed SLAs.

Budgeting & Cost Control

  • Review quotations, invoices and procurement to ensure cost-efficiency without compromising quality.
  • Track utility usage and identify opportunities for cost-saving and sustainability
  • Oversee the management of vendor and contractor payments, ensuring timely processing and accurate documentation.

Compliance & Safety

  • Ensure adherence to all relevant Dubai Municipality, RERA, Civil Defense and DEWA regulations.
  • Schedule and manage inspections, certifications, and licensing of all critical systems (fire safety, elevators, water tanks, etc.).
  • Implement health, safety, and environmental (HSE) protocols throughout commercial properties.

Reporting & Performance Monitoring

  • Maintain accurate records of asset condition, work orders, incidents, and compliance documentation.
  • Prepare monthly performance reports including service requests, operational KPIs, tenant feedback, and CAPEX plans.
  • Recommend upgrades or refurbishments to preserve property value and improve tenant retention.
