Operations Team Leader (Real Estate field).
Job Summary:
Supervise the execution of daily operational activities and lead the operations and commercial teams efficiently and with high quality, ensuring the team's compliance with established procedures and standards, while contributing to workflow improvement, increased productivity, and the reduction of operational errors.
Duties and Responsibilities:

Implement the operational plan for the properties. - Prepare unit occupancy and work reports.

Carry out handover and takeover processes.

Enforce property management regulations.

Ensure all complaints are resolved and confirm customer satisfaction.

Participate in the annual capital expenditure (Capex) planning.

Execute the annual operating expenses (OPEX) plan.
-
Monitor monthly utility expenses (electricity, water, etc.).
-
Coordinate with other departments (leasing, contracts) to ensure smooth operations.

Ensure the safety and comfort of residents.
-
Update and verify property inventories, including unit equipment.
-
Follow up on maintenance requests.
-
Resolve disputes.
-
Monitor government platforms and liaise with relevant authorities.
-
Follow up on daily and monthly collection processes.
-
Escalate default cases for legal action according to company policy.
-
Ensure all contracts are executed through the “Ejar” platform.

Comply with the company’s policies and procedures in this regard.

Perform and adhere to other duties or responsibilities related to the role or department as assigned by the Department Manager.
Technical Skills:

Knowledge of occupational health and safety procedures in residential complexes.

Proficiency in preparing operational reports.

Ability to monitor and implement daily operational plans for residential facilities.

Efficient coordination with service providers.

Qualifications and Experience:

Diploma or Bachelor’s degree in Business Administration.

a minimum of 3 years of experience in residential or commercial operations management.

preferred Certification in Property Management.

preferred OSHA Certification.

Fluent in English and Arabic.
