Preconstruction Manager - Mission Critical Project

About:

We are partnering with a leading commercial builder in the Mission Critical sector to identify a Mission Critical Preconstruction Manager with prior mission‑critical construction project experience to join their team in Phoenix, AZ. This role will be a major contributor to their expanding efforts in the Data Center/Mission Critical market sector. Relocation packages, travel stipends, and bonuses are available for out‑of‑state candidates.

The Mission Critical Preconstruction Manager oversees the preliminary planning, budgeting, and coordination of mission‑critical construction projects before construction begins. In this role, you will bridge the gap between design and execution, ensuring projects are feasible, cost‑effective, and prepared for a seamless handoff to the operations team.

A Mission Critical Preconstruction Manager will also:

  • Identify, review, and present potential mission critical project pursuits.
  • Coordinate pre-project strategy meetings and include appropriate team members.
  • Attend job walks and maintain familiarity with bid documents and existing conditions for project pursuits.
  • Conduct detailed review of project documents and develop notes by CSI section.
  • Write narratives for project proposals, and/or review and tailor existing narratives for a specific project pursuit.
  • Perform detailed take-offs and develop internal pricing for scopes of work.
  • Review, analyze, and level subcontract proposals against project documents and project requirements.
  • Implement project specific bid strategies based on project documents.
  • Aide in the assembly of full GMP or Lump Sum project proposals, including break outs, qualifications, and alternates summaries.
  • Present organized, accurate, and timely cost information.
  • Develop Subcontractor invite lists and ensure subcontractor coverage for all trades are included in the project pursuit.
  • Communicate with Subcontractors on project pursuits, requirements and timelines.
  • Provide feedback to the subcontractor community upon completion of project pursuit or award.
  • Adapt preconstruction techniques to Design-Bid-Build (DBB), Design/Build (DB), and Construction Manager at Risk (CMAR).
  • Efficiently manage outside design teams, providing qualitative work product feedback and design schedule adherence.
  • Have the communication skills and knowledge required to deal with mission critical Owners and/or Owner's Representatives in a professional manner.
  • Develop and maintain professional relationships with Subcontractor community and act as the main point of contact for Subcontractor organization leaders.
  • Have the ability to lead a preconstruction team through multiple, iterative budgeting estimates-balancing design goal and construction cost limitations to arrive at the best value.
  • Assist in business development in the local market with specific intent to reach new customers and market sectors.
  • Provide support in development of project schedule and logistics and ensure that proper information is being conveyed to the subcontractor community during the project pursuit.
  • Perform all other duties as assigned that contribute to successful mission critical project delivery and company objectives.

We trust that you have:

  • 10+ years of construction experience, a minimum of 4 years in preconstruction, or a degree in a construction profession
  • A minimum of 5-7 years of verifiable experience estimating jobs and familiarity with local subcontractors and construction market
  • Strong client relationships within the Data Center/Mission Critical markets
  • Fluency in reading, quantifying, and analyzing construction drawings
  • Knowledge and familiarity with construction processes, practices, and procedures
  • Excellent verbal and written communication skills
  • The ability to work efficiently on fast-paced construction projects with accelerated schedules
  • Proven ability to adapt behavior or work methods in response to new information or conditions
  • Experience with follow-up and monitoring of work to ensure quality standards and attention to detail
  • A positive attitude and team player mindset

Pay: $95,000.00 - $110,000.00 per year
