Project Director - Developer Side

We are seeking a commercially sharp and technically authoritative Project Director to lead delivery of a high-rise residential development in Dubai.

This is a high-accountability developer-side leadership role requiring strong procurement instinct, programme control, and the ability to confidently manage PMC and contractor performance.

The Project Director will assume end-to-end responsibility for project delivery from current stage through handover and DLP transition, including:

• Programme control and critical path stability
• Finalisation of finishing BOQs
• Conversion of Provisional Sums (PS) and Prime Cost (PC) items
• Specialist package procurement strategy and negotiation
• Commercial negotiation and variation control
• PMC and consultant governance
• Contractor performance management
• Margin and risk protection
• Monitoring construction progress and driving timely execution

This role reports directly to the Managing Director.

• Lead overall project execution and delivery strategy
• Challenge and direct PMC recommendations
• Review and negotiate variations, EOT claims, and commercial exposures
• Validate rate build-ups and control cost escalation
• Interrogate construction sequencing and recovery plans
• Oversee specialist package tendering and award strategy
• Maintain structured reporting on budget, programme, and risk
• Ensure alignment between technical decisions and commercial objectives
• 12+ years construction experience
• Minimum 5+ years UAE high-rise residential experience
• At least one completed tower from procurement through handover
• Strong exposure to BOQ review, PS/PC conversion, and specialist procurement
• Demonstrated variation and claims negotiation experience
• Solid understanding of FIDIC-based contracts
• Strong ability to read and interpret structural, architectural, and MEP drawings
• Assertive leadership style with strong commercial instinct
• Bachelor's Degree in Civil Engineering (required)
• Master's in Construction Management or related field (preferred)
• PMP or equivalent certification (advantageous)

Hybrid role requiring consistent on-site leadership presence (minimum 3 days per week) alongside office-based procurement and strategic oversight. We are looking for a decisive leader comfortable operating in a high-accountability environment.
