Project Manager

Scope of Works and Responsibilities

Position: Project Manager

1. Project Planning & Coordination

Develop, review, and update project execution plans in line with OA objectives.

Coordinate with owners’ association, consultants, contractors, and suppliers.

Define project scope, budget, timelines, and deliverables.

Ensure compliance with RERA, Dubai Municipality, Civil Defense, Trakhees, and other regulatory requirements.

2. Technical Oversight

Review drawings, designs, technical submittals, and material approvals.

Monitor quality of works and adherence to specifications, standards, and safety protocols.

Identify technical risks and propose mitigation measures.

3. Site Management

Conduct regular site inspections to assess progress and quality.

Oversee contractors’ daily activities and ensure proper site safety practices.

Manage handover processes including snagging, rectifications, and final acceptance.

4. Procurement & Cost Control

Coordinate tendering, evaluation, and award of contracts.

Review contractor quotations, variations, and payment applications.

Track project budgets, cost forecasts, and ensure financial discipline.

5. Communication & Reporting

Act as the single point of contact between the Owners’ Association, consultants, and contractors.

Prepare weekly and monthly project progress reports for Kaizen OA.

Escalate key risks, delays, or cost impacts with recommended solutions.

6. Compliance & Documentation

Maintain accurate project records, approvals, and correspondence.

Ensure all permits, approvals, and statutory inspections are obtained on time.

Oversee defect liability management and warranty obligations.

7. Handover & Post-Completion

Coordinate testing, commissioning, and certification of systems.

Ensure complete documentation: as-built drawings, O&M manuals, warranties.

Support smooth transition to facility management teams.

Job Type: Full-time

Experience:

  • Project Manager: 5 years (Preferred)

Willingness to travel:

  • 25% (Preferred)
