Key Responsibilities
- Estimating and Bidding (Pre-Construction)
- Cost Estimation: Prepare detailed, accurate, and comprehensive cost estimates for commercial and industrial HVAC projects (e.g., chillers, boilers, ductwork, piping, controls).
- Scope Analysis: Thoroughly review and interpret blueprints, project specifications, contracts, and construction documents to determine the full scope of work, labor, material, and equipment requirements.
- Take-Offs & Pricing: Perform meticulous quantity take-offs. Solicit, evaluate, and negotiate pricing from vendors, suppliers, and subcontractors to ensure competitive bids.
- Proposal Generation: Develop and submit professional bid proposals and tender packages, including schedules, work plans, and value-engineering recommendations where applicable.
- Risk Assessment: Identify potential risks, constructability issues, and critical path items during the bidding phase and develop mitigation strategies.
Project Management (Execution)
- Project Leadership: Oversee and manage multiple mechanical construction projects from award through final closeout.
- Scheduling & Coordination: Develop, maintain, and manage the master project schedule, ensuring coordination between in-house crews, subcontractors, and other trades.
- Financial Control: Track, monitor, and control project costs (labor, material, subcontracted work) against the estimated budget. Prepare and submit accurate monthly billing/progress reports and financial projections.
- Documentation: Manage all project documentation, including submittals, Requests for Information (RFIs), change orders, and contract documents. Proactively negotiate change orders with clients/general contractors.
- Quality & Compliance: Ensure all work adheres to design specifications, industry codes, safety standards, and Future Air's quality requirements.
- Closeout: Coordinate and submit all required closeout documents, warranties, and as-built drawings to the client.
Qualifications
- Experience: Minimum of 3 years of experience in HVAC/Mechanical Estimating and Project Management, preferably in a commercial or industrial setting.
- Technical Acumen: Strong understanding of HVAC systems, mechanical codes, plumbing, and piping installation practices.
- Software Proficiency: Demonstrated expertise in estimating software (e.g., Quickpen, Accubid, or similar) and project management software (e.g., Procore, Microsoft Project).
- Education: Bachelor s degree in Mechanical Engineering, Construction Management, or a related field, or equivalent relevant industry experience.
- Communication: Excellent written and verbal communication, negotiation, and interpersonal skills to effectively manage clients, engineers, subcontractors, and field personnel
- Leadership: Proven ability to lead, mentor, and motivate project teams to achieve successful outcomes.
