Project Manager (Turnkey – Building Completion, Finishing & Décor)

Job Purpose

To manage and execute the full fit-out works for the project, including civil, architectural, MEP, finishing, and décor, ensuring delivery within approved design, budget, timeline, and authority regulations.

Key Responsibilities Project Planning & Management

• Review approved drawings, BOQ, and design intent
• Develop project execution plan & timeline
• Prepare procurement schedule
• Allocate manpower & subcontractors
• Conduct kickoff & progress meetings

Site Execution (Fit-Out Works)

Manage and execute all finishing works including:

• Demolition & wall modifications
• Blockwork & gypsum partitions
• Flooring, tiling, and screeding
• Ceiling works (gypsum / acoustic / decorative)
• Painting & wall finishes
• Joinery & carpentry
• Wallpaper & decorative cladding
• Glass & metal works

MEP Coordination & Execution

Oversee installation and coordination of:

• HVAC & ventilation systems
• Kitchen exhaust & fresh air
• Electrical wiring & lighting systems
• Plumbing & drainage
• Grease trap installation
• LPG / gas systems
• Fire alarm & firefighting systems

Ensure compliance with Civil Defense & municipality.

Authority Approvals & Compliance

• Coordinate with consultants for approvals
• Manage Civil Defense inspections
• Ensure HSE compliance on site
• Obtain completion certificates if required

Cost Control & Procurement

• Control project budget vs BOQ
• Source finishing materials & samples
• Negotiate with suppliers & subcontractors
• Approve material submittals

Quality Assurance

• Ensure finishing quality standards
• Conduct snagging & de-snagging
• Ensure work matches approved drawings
• Handover defect-free project

Reporting & Communication

• Submit weekly progress reports
• Update on risks & delays
• Coordinate with client, designer, and mall management

Deliverables

• Execution timeline (Gantt chart)
• Material submittals
• Shop drawings (if required)
• Weekly progress reports
• Snag list & clearance
• Final handover file

Required Qualifications

• Degree/Diploma in Civil Engineering / Architecture / Interior Design (preferred)
• 5–10 years fit-out experience
• Restaurant / F&B project experience (must)
• Knowledge of Bahrain authority approvals
• Ability to manage MEP + civil simultaneously

• Snag-free handover
