1. Project Planning and Scheduling
- Understand project scope, specifications, and client requirements.
- Develop detailed project plans, work breakdown structures (WBS), and timelines.
- Allocate resources (labor, materials, subcontractors).
- Coordinate design approvals and client sign-offs.
2. Site Management and Execution
- Oversee daily site operations to ensure timely execution.
- Ensure adherence to drawings, BOQ, and specifications.
- Monitor subcontractors and suppliers.
- Manage and mitigate on-site issues or delays.
- Coordinate with MEP, civil, and joinery teams.
3. Client Communication and Reporting
- Act as the single point of contact for clients.
- Provide weekly or bi-weekly progress reports.
- Handle client feedback, design changes, or variations.
- Ensure client expectations are met on quality, cost, and timeline.
4. Cost Management and Budget Control
- Ensure the project stays within the approved budget.
- Track and approve invoices, material requisitions, and variations.
- Identify cost-saving opportunities without compromising quality.
- Prevent scope creep or unauthorized changes.
5. Quality Assurance and Compliance
- Ensure that all works meet company standards, industry codes, and client requirements.
- Conduct site inspections and quality control checks.
- Ensure safety regulations and municipality approvals are adhered to (e.g., DCD, DM, Trakhees).
6. Risk Management
- Identify potential project risks (delay, cost overrun, design mismatch).
- Develop contingency plans.
- Handle disputes with clients, consultants, or subcontractors.
- Ensure project documentation is in place to protect company interests.
7. Documentation and Handover
- Maintain and organize all project records, including:
- Drawings
- Material submittals
- Inspection requests
- Approvals and correspondence
- Prepare handover documentation: as-built drawings, warranties, operation manuals.
- Ensure snag list is completed and signed off.
8. Team Leadership and Coordination
- Supervise site engineers, supervisors, and foremen.
- Assign roles and ensure accountability across the team.
- Foster collaboration between designers, procurement, site team, and subcontractors.
9. Procurement Coordination
- Collaborate with procurement to ensure timely material delivery.
- Approve material selections and samples.
- Ensure that long-lead items are ordered in time to avoid delays.
10. Post-Completion Support
- Ensure Defect Liability Period (DLP) obligations are fulfilled.
- Handle any post-handover issues or warranty claims.
- Maintain client relationship for future projects or referrals.
