Projects Manager

We are a real estate developer and Property & Facility Management company based in Kuwait seeking an experienced Projects Manager to lead our Engineering Department and act as Owner’s Representative across our project portfolio. This is a senior individual contributor role where you will serve as the company’s technical authority on all construction and development projects, reporting directly to General Management.

Key Responsibilities

• Lead and manage an in-house engineering team (civil, MEP, electrical engineers, and project secretary)
• Act as Owner’s Representative across all projects, safeguarding project objectives and quality standards
• Manage projects end-to-end from concept and design through construction completion and handover
• Evaluate, tender, and oversee contractors and supervision consultants
• Review and approve designs, shop drawings, material submittals, and technical specifications
• Own project budgets — monitor costs, approve payments, and evaluate variations and claims
• Control project schedules and implement corrective actions when required
• Manage full contract administration (RFIs, correspondence, meeting minutes, reporting)
• Coordinate with suppliers, consultants, and authorities for permits, approvals, and regulatory compliance
• Oversee project closeout, snagging, and final handover to facility management
• Provide clear and regular project status reporting to ownership

Requirements

• 15+ years of construction project management experience in Kuwait or the GCC
• Strong owner-side / client-side experience is highly preferred
• Proven track record in full project lifecycle delivery (design through handover)
• Experience managing multi-disciplinary engineering teams
• Strong knowledge of construction contracts (FIDIC preferred)
• Bachelor’s degree in Civil or Architectural Engineering
• PMP certification is an advantage
• Kuwait Society of Engineers membership required or eligible
• Strong leadership, negotiation, and communication skills (English & Arabic)
• Ability to work in a fast-paced, high-responsibility environment and manage multiple stakeholders
• Strong attention to detail, reporting discipline, and decision-making ability
