Property Development Tycoon

Role overview

You will lead the full lifecycle of property development projects (residential, commercial, mixed‑use, or luxury), from land acquisition and feasibility through planning, construction, marketing, and long‑term asset management. You report to the board or CEO and act as the commercial “face” of the company with investors, authorities, and partners.

Key responsibilities

  • Identify, evaluate, and acquire prime land or existing sites suitable for development, negotiating purchases and securing zoning/permitting approvals.
  • Lead feasibility studies, market research, financial modeling, and ROI analysis to determine project viability and budgeting.
  • Develop project concepts, master plans, timelines, and execution strategies, coordinating with architects, engineers, and consultants.
  • Arrange financing from banks, private investors, or institutions, preparing business cases, tenders, and risk assessments.
  • Oversee planning, design, construction delivery, and quality control to ensure projects finish on time and within budget.
  • Develop and lead sales, leasing, and marketing strategies to maximize occupancy, pricing, and revenue.
  • Manage stakeholder relationships—government bodies, regulators, contractors, tenants, and investors—while ensuring compliance with local laws and regulations.

Required qualifications and skills

  • 10+ years of proven experience in property development, real‑estate investment, or senior construction/development management.
  • Demonstrated track record in land acquisition, project execution, and profitable exits (completed deals or strong pipeline).
  • Strong financial and analytical skills: feasibility studies, budgeting, deal structuring, and project‑finance understanding.
  • Experience in regulatory and permitting environments (local zoning, planning, building codes) and familiarity with sustainability or ESG considerations is a plus.
  • Excellent negotiation, leadership, and stakeholder‑management skills, with the ability to manage large, multi‑stakeholder projects.
  • Degree in real estate, business, finance, civil/structural engineering, or a related field is typically preferred.

Preferred experience

  • Experience in luxury residential, commercial, or mixed‑use developments in fast‑growing markets (such as GCC or similar).
  • Exposure to investor relations, capital raising, and asset repositioning or portfolio management.
  • Strong network across banks, developers, contractors, and public‑sector stakeholders.
