The Property Development Tycoon in Oman is a visionary leader driving mega-scale real estate projects aligned with Oman Vision 2040, such as integrated tourism complexes and urban developments in Muscat and Duqm.
Key Responsibilities
- Identify and acquire prime land parcels through negotiations with government entities like Omran Group or private landowners; conduct feasibility studies and market analysis for projects exceeding OMR 100M.
- Oversee end-to-end development lifecycle, from master planning with architects to construction management, ensuring compliance with ROP building codes and sustainability standards.
- Secure financing via syndicates, Oman Development Bank, or international REITs; structure JV partnerships with sovereign funds.
- Lead sales, leasing, and marketing strategies to achieve 90%+ occupancy; manage property portfolios for optimal ROI.
- Mentor development teams, mitigate risks (e.g., delays, cost overruns), and represent at investor roadshows.
Required Qualifications
- 15+ years in GCC real estate development with proven track record of OMR 500M+ projects; degree in Civil Engineering, Real Estate, or MBA.
- Expertise in Omani zoning laws, ESHS regulations, and financial modeling; Arabic/English fluency and networks with Ministry of Housing.
- Strategic visionary with negotiation prowess and hands-on site experience.
Compensation Range
- OMR 10,000–20,000 per hour for elite consulting gigs on flagship projects, or OMR 15,000–30,000 monthly equivalent for full-time leadership.
Pay: RO10.000 - RO12.000 per hour
