Property Manager

Property Manager Job Responsibilities:

  • Maintains occupancy by advertising, filling vacancies and renewing leases
  • Establishes rental rate by surveying local market comps.
  • Attracts residents by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
  • Maintains satisfactory occupancy and a proactive approach to increasing rent growth.
  • Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Maintains property by investigating and resolving resident concerns, enforcing the lease, inspecting vacant units and completing repairs, planning renovations, and managing contract vendor performance.
  • Maintains building, apartments, and mechanical systems with maintenance team through pro-active preventive maintenance, planning and contracting vendors as necessary including supervising repairs.
  • Establishes clear objectives for the community to meet established budgets and ownership objectives.
  • Responds to emergencies
  • Enforces occupancy policies and procedures by proactively addressing concerns.
  • Prepares weekly ownership reports by collecting, analyzing, and summarizing data and trends.
  • Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
  • Effectively manages team for maximum performance.

Property Manager Qualifications / Skills:

  • Motivation for sales

  • Familiarity with applicable local, state, and federal laws and regulations
  • High level of organization and attention to detail

Education, Experience, and Licensing Requirements:

  • High school diploma, GED, or equivalent
  • Bachelor’s degree or equivalent experience preferred
  • 3-5 years’ experience in real estate or sales
  • 1-3 years’ management experience a plus
  • DC Property Manager Certification
  • Tax Credit Certification
  • Multi-Site Property Manager
  • Ability to work independently
  • Conventional and Affordable experience

Job Type: Full-time

Pay: From $75,000.00 per year
