Friends Meeting of Washington (FMW) is a large, urban community of Quakers and non-Quakers. Our Meeting House, where we worship together, is located on Florida Avenue near Dupont Circle in Washington, DC.

Members of the FMW community seek to live their lives based on the values of the Religious Society of Friends – the promotion of peace, a commitment to all humanity, an understanding that love is a manifestation of God, and a belief that “there is that of God in everyone”. We are an inclusive, spiritual community that sincerely welcomes anyone seeking a spiritual home. Our community includes individuals of many races, faith traditions, genders, sexual orientations, ages and socio/economic backgrounds.

We worship in the traditional Quaker way, convening in silence, interrupted only if a worshiper feels divinely inspired to deliver a message intended for all. Meetings for Worship are held several times each week, with the largest meeting on Sundays. In addition, because Quakers believe service also is worship, FMW is engaged in an array of community support, peace, and human dignity related activities, which also welcome anyone’s participation.

Because it is located in the nation’s capital, FMW is an especially dynamic Meeting. Our community includes visitors from all over the world, activists trying to make the world a better place, and others seeking to discern their spiritual path within the all-embracing approach of the Society of Friends.

FMW undertook a major renovation in 2019 that connected FMW’s buildings on the inside, improving their accessibility and environmental stewardship. Since the renovation’s completion, FMW has greatly increased rentals of our spaces and gardens to individuals and organizations for weddings and other celebrations, workshops, speakers, meetings and similar events.

Position Summary

The Property Manager is a part-time position (20–25 hours per week, with some variation based on need) responsible for the care, maintenance, safety, and overall functionality of the Friends Meeting of Washington (FMW) campus. Serving members, attenders, tenants, and event renters, the Property Manager ensures that the campus is safe, compliant, well-maintained, and welcoming. This role oversees a wide range of building systems, coordinates contractors and volunteers, manages compliance with legal and safety mandates, and works closely with the FMW Property Committee. The work is on-site across FMW’s multi-building campus, with both indoor and outdoor responsibilities and some availability for urgent property issues.

The position reports to the Clerk(s) of the Property Committee (or designee) and acts on behalf of the committee in matters related to the physical property. The position works closely with FMW’s Administrative Secretary, the Event and Rentals Manager, and the Horticulturist and Landscape Manager.

Key Responsibilities

Facilities & Building Systems

● Oversee the condition, maintenance, and repair of historic and modern buildings and campus infrastructure.

● Monitor and maintain building structure, exterior envelope (roofs, masonry, windows, doors), and interior spaces.

● Manage HVAC systems, plumbing, electrical systems (including solar power), elevators, fireplaces, and fire suppression systems.

● Ensure functionality and safety of doors, hardware, lighting, fixtures, and equipment.

Safety, Security & Compliance

● Maintain campus safety systems including fire alarms, sprinklers, extinguishers, elevator inspections, and emergency access.

● Manage locks, keys, and physical access controls in coordination with staff.

● Manage snow and ice removal, stairs, ramps, railings, sidewalks, and other liability-related conditions.

● Ensure compliance with required inspections, permits, and property-related legal mandates.

Contractor, Vendor & Volunteer Management

● Hire, supervise, and coordinate licensed contractors, and specialty vendors.

● Recruit and manage volunteers and independent handypersons while maintaining quality control.

Records, Budget & Administration

● Maintain building plans, system documentation, and historical property records.

● Track maintenance expenses, contracts, and capital needs in coordination with the Bookkeeper and Property Committee.

● Balance competing needs, budgets, timelines, and stakeholder priorities.

● Approve invoices and bills for property related expenses within established budget and approval parameters and submit them to bookkeeper for payment.

Qualifications & Skills

The ideal candidate brings broad experience in facilities maintenance and property management across diverse building systems. Relevant qualifications include:

● Broad knowledge of building systems, facilities maintenance, and property management.

● Experience coordinating contractors, vendors, and volunteers.

● Ability to work with historic structures and diverse building technologies.

● Strong organizational skills and attention to safety, compliance, and risk management.

● Ability to communicate clearly and work collaboratively with committees, staff, and community members.

● Comfort balancing practical constraints such as cost, disruption, and scheduling.

● Physical capability for hands-on facilities work, indoors and outdoors, across seasons

● Flexibility, patience, and creative problem-solving

Nice to Have

● Familiarity with historic preservation principles and sensitivity to working within designated or historically significant buildings

● Spanish language ability

● Familiarity with Quaker values and practices. Membership in the Religious Society of Friends, attendance at Quaker meeting for worship, or other involvement with the FMW community are absolutely not required.

Compensation

The Property Manager is a non-exempt part-time position compensated at an hourly rate of $40-45, depending on experience and qualifications. Hours average 20–25 per week, with some variation based on need.

Positions of at least half-time are eligible for benefits, which include health, vision and dental insurance, retirement savings benefits, and paid leave. These benefits are outlined in the Statement of Employment Policies and Procedures, available upon request.

Work Environment

This role involves on-site work across a multi-building campus with both indoor and outdoor responsibilities. Some physical activity and availability for urgent property issues may be required.
