Job Summary:

We are seeking a highly skilled and motivated Purchase Manager to join our real estate team. The ideal candidate will be responsible for managing procurement processes, vendor relationships, and client negotiations to support the acquisition of materials, services, and properties. This role demands strong knowledge of vendor management, contract negotiations, and strategic purchasing within the real estate industry.

Key Responsibilities:

  • Vendor Management:
  • Identify, evaluate, and establish relationships with reliable and cost-effective vendors and suppliers.
  • Negotiate pricing, terms, and contracts with vendors to ensure the best value for the company.
  • Regularly assess vendor performance and resolve any issues related to quality, delivery, or service.
  • Manage a portfolio of vendors, ensuring timely deliveries and compliance with contract terms.
  • Client Negotiation & Liaison:
  • Handle negotiations with clients, contractors, and suppliers to secure favorable terms.
  • Develop strong, long-term relationships with clients and partners, ensuring satisfaction and repeat business.
  • Collaborate with the sales and development teams to ensure that client needs are met efficiently and effectively.
  • Resolve client concerns or issues by finding mutually beneficial solutions.
  • Procurement Process Management:
  • Oversee the end-to-end procurement process, from identifying needs to purchasing and delivery of materials.
  • Conduct market research to identify trends, pricing changes, and new vendors.
  • Prepare detailed reports and budgets on purchases, cost savings, and vendor performance.
  • Contract Management:
  • Prepare, review, and manage contracts with vendors, ensuring legal and financial compliance.
  • Ensure that contracts align with company policies and procedures.
  • Monitor contract timelines and renewals, ensuring all parties meet their obligations.
  • Strategic Sourcing:
  • Evaluate and identify strategic sourcing opportunities to optimize the purchasing process and reduce overall costs.
  • Work closely with project managers to ensure that materials and services are delivered on time and within budget.
  • Cost Control & Budgeting:
  • Develop cost-effective purchasing strategies to ensure that budgets are adhered to without compromising quality.
  • Provide recommendations for cost savings while maintaining or improving service levels.
  • Team Leadership & Training:
  • Manage and mentor a small team of purchasing assistants or associates.
  • Provide training and guidance on purchasing processes, vendor relations, and negotiation techniques.

Key Requirements:

  • Experience & Qualifications:
  • Bachelor’s degree in Business Administration, Supply Chain Management, Real Estate, or a related field.
  • 5+ years of experience in procurement or purchasing, preferably in real estate or construction.
  • Proven experience in vendor management, negotiation, and contract management.
  • Strong knowledge of real estate materials, services, and industry-specific purchasing needs.
  • Skills:
  • Excellent negotiation and communication skills, both verbal and written.
  • Strong analytical skills and the ability to assess costs and value.
  • Ability to build and maintain strong professional relationships with clients and vendors.
  • Knowledge of real estate procurement software and ERP systems (e.g., SAP, Oracle).
  • Ability to manage multiple projects and deadlines in a fast-paced environment.
  • Strong organizational and decision-making abilities.

Job Type: Full-time

Pay: ₹20,826.07 - ₹50,000.00 per month

Ability to commute/relocate:

  • Gurugram, Haryana: Reliably commute or planning to relocate before starting work (Preferred)
