Pre-contract duties
- Feasibility and budgeting: Conduct feasibility studies and create initial cost estimates, budgets, and financial forecasts.
- Tendering: Prepare and manage tender documents, and assist in selecting contractors.
- Risk analysis: Perform cost analysis and risk assessments to advise on project feasibility and financial risk.
- Contract preparation: Help draft and negotiate contracts with contractors.
- Procurement: Advise on and manage the procurement strategy and processes.
Post-contract duties
- Cost control: Monitor and manage project costs throughout construction to stay within budget.
- Variations: Track and manage changes to the original scope of work, evaluating their cost implications.
- Valuations: Evaluate and certify the value of work completed for interim payments to contractors.
- Reporting: Provide regular progress and cost reports to stakeholders.
- Contract administration: Ensure compliance with contractual terms and manage any contractual issues.
- Final accounts: Prepare and negotiate the final account and settle all project costs.
General duties for both phases
- Collaboration: Work with project managers, architects, and engineers to ensure cost-effectiveness and quality.
- Compliance: Ensure adherence to building codes, safety protocols, and other regulations.
