Job Description:
We are seeking an experienced and meticulous Quantity Surveyor who specializes in the interior design and fit-out industry. In this role, you will be the financial guardian of our projects, managing all contractual and financial aspects from initial cost estimates to final account settlements. Your expertise will ensure we deliver stunning designs for our clients while adhering to strict budgetary and quality standards.

This is a key role for a candidate who is passionate about the fast-paced world of interior fit-outs and wants to avoid a focus on general construction.

Key Responsibilities:

Pre-Contract Stage:

Cost Planning & Feasibility: Provide early-stage cost advice and develop initial budget estimates based on client briefs and concept designs.

Tender & Procurement: Prepare detailed tender documents, including Bills of Quantities (BoQs), for subcontractors and suppliers. Evaluate tender submissions to ensure they are competitive and compliant.

Negotiation: Negotiate with vendors and subcontractors to secure cost-effective pricing for materials, finishes, and labor without compromising on quality.

Risk Assessment: Identify and advise on potential financial risks, such as market fluctuations or project changes, and devise strategies to mitigate them.

Post-Contract Stage:

Cost Control: Monitor project costs throughout the construction phase, providing regular financial reports and forecasts.

Valuation & Payments: Manage interim valuations and payment certifications to ensure subcontractors and suppliers are paid correctly and on time.

Variation Management: Handle all variations, claims, and contractual notices, ensuring the project's financial position is protected.

Final Accounts: Prepare and agree on final accounts with both clients and subcontractors to successfully close out projects.

Qualifications & Experience:
PLEASE READ CAREFULLY

Experience: A minimum of 5 years of proven experience as a Quantity Surveyor specifically within the Qatar's interior fit-out industry is required. (Candidates with a background purely in general construction will not be considered).

Residency: Must be a current resident of Qatar, with a strong preference for candidates already residing in Doha.

Education: A bachelor's degree in Quantity Surveying, Construction Management, or a related field.

Certification: Professional accreditation (e.g., RICS) is highly advantageous.

Technical Skills:

Numerical & Analytical Skills: Excellent mathematical skills for accurate cost calculations, budgeting, and financial analysis.

Cost Estimation Software: High proficiency with Microsoft Excel and industry-specific tools like CostX or Bluebeam.

CAD Knowledge: Good working knowledge of AutoCAD or similar CAD software for reviewing drawings and understanding project scope.

Fit-Out Knowledge: A strong understanding of interior fit-out materials, construction methods, and design specifications.

Soft Skills:

Communication: Must possess excellent, clear, and fluent English communication skills (both written and verbal) for effective collaboration with clients, designers, and contractors.

Negotiation: Strong negotiation skills for securing competitive rates and managing disputes effectively.

Attention to Detail: Meticulous attention to detail to ensure accuracy in all cost calculations and contract documentation.

Problem-Solving: The ability to analyze complex problems and devise practical solutions for cost and contractual issues.

Collaboration: A proactive team player who thrives in a collaborative environment and works effectively with all project stakeholders.
