Real Estate Acquisitions & Investment Manager – Rental Portfolio (UAE)

Role Overview

We are seeking an experienced Real Estate Acquisitions & Investment Manager to lead the identification, evaluation, and acquisition of income-generating residential and mixed-use buildings across Dubai, Sharjah, and other UAE markets.

The role is buy-side focused and requires a strong understanding of rental yield, cash flow, valuation, and profitability analysis. The successful candidate will be responsible for sourcing opportunities, conducting detailed financial and market analysis, negotiating acquisitions, and presenting investment proposals to senior management.

Arabic language capability is a strong advantage due to direct coordination with local landlords, owners, and developers.

Key ResponsibilitiesMarket Hunting & Deal Sourcing

  • Actively hunt and identify acquisition opportunities for rental income–generating buildings across UAE markets.
  • Source on-market and off-market deals through direct engagement with landlords, owners, developers, and brokers.
  • Track rental trends, pricing movements, yields, and vacancy levels.

Investment & Financial Analysis

  • Conduct full property valuation using income, comparable, and yield-based approaches.
  • Prepare detailed financial models including:
  • Rental yield analysis
  • ROI, IRR & payback period
  • OPEX & CAPEX projections
  • Sensitivity and risk analysis
  • Evaluate acquisition feasibility and long-term profitability.

Acquisition & Negotiation

  • Lead negotiations with property owners, landlords, and developers.
  • Coordinate due diligence (commercial, financial, technical, and legal).
  • Work closely with internal legal, finance, and asset management teams.

Management Reporting

  • Prepare and submit Investment Memorandums and acquisition proposals.
  • Present clear buy / hold / reject recommendations to management.
  • Support management decision-making with data-driven insights.

Post-Acquisition Support (as required)

  • Assist with rental strategy and asset positioning.
  • Coordinate with leasing and property management teams to optimise returns.

Required Qualifications & Experience & Education

  • Bachelor’s degree in Real Estate, Finance, Economics, Engineering, or Business.
  • Professional certifications (RICS, CFA, etc.) are an advantage.

Experience

  • 10-15 years total experience in real estate investment, acquisitions, or asset management.
  • Strong UAE market experience (Dubai & Sharjah mandatory).
  • Proven experience in buy-side acquisitions of rental/income-producing assets.
  • Hands-on experience evaluating entire buildings, not individual units.

Skills

  • Strong financial modelling and valuation skills (Excel proficiency mandatory).
  • Deep understanding of UAE rental markets and regulations.
  • Excellent negotiation and stakeholder management abilities.
  • Ability to independently source, analyse, and close deals.

Language

  • English – mandatory
  • Arabic – strong advantage
