Real Estate Facilities & Maintenance Business Senior Analyst

Job Summary
As a member of the Real Estate Facilities & Maintenance (REFM) team, the Senior Business Analyst owns the strategy, adoption, and continuous improvement of enterprise dashboards, including Polar Pop, Uptime, Environmental, Facilities, and Future initiatives. This role goes beyond enablement, serving as a trusted thought partner to Business Units (BUs) and REFM leadership by proactively surfacing insights, identifying operational risks and opportunities, and ensuring dashboards drive informed decision-making.
Acting as a key bridge between REFM and the Data & Analytics (D&A) team, this individual also serves as an internal advocate for Business Units, translating production findings and emerging trends into actionable insights and influencing dashboard enhancements and reporting evolution. The role regularly supports leadership discussions and requires strong judgment, executive-ready storytelling, and the ability to operate independently in a fast-paced, cross-functional environment.
The Senior Business Analyst reports to the Manager of Real Estate Strategy & Reporting and plays a visible role in shaping how operational performance and Facilities investments are understood across the organization.
Ownership & Accountability
  • Take ownership of built REFM dashboards and reporting spaces, from business need identification through executive-ready insight delivery.
  • Proactively surface trends, risks, and performance gaps emerging from production data.
  • Anticipate leadership questions and prepare structured analysis to support informed decision-making.
  • Identify opportunities to enhance dashboard functionality, data clarity, and operational relevance.
Business Unit Advocacy & Partnership
  • Act as a trusted internal advocate for Business Units, ensuring dashboards and insights directly enable operational execution.
  • Assess unforeseen production findings and represent Business Unit perspectives when collaborating with D&A and REFM stakeholders.
  • Collaborate on ideas for dashboard iterations and solutions that prioritize operational necessity, demonstrating confidence as business needs evolve or unexpected issues arise.
  • Reinforce metric definitions and standard usage to prevent misinterpretation and drive consistency across teams.
  • Build strong, structured feedback loops that translate field-level needs into actionable enhancements.
Analytics, Reporting & Insights
  • Lead structured analysis leveraging operational, environmental, facilities, and performance data to drive insight generation.
  • Perform ad hoc category spending analysis and reporting for the North America Facilities team, including both OpEx and CapEx spend.
  • Identify spend trends, anomalies, and optimization opportunities within Facilities investments.
  • Develop and maintain scalable workflows to improve reporting efficiency, accuracy, and repeatability.
Leadership Reporting & Data Governance
  • Own the collection, validation, and consolidation of Key Responsibility Area (KRA) data for REFM leadership reporting.
  • Ensure data accuracy, alignment, and narrative clarity before delivery to Head of Department and V-level leadership.
  • Prepare executive-ready summaries and supporting materials that clearly articulate performance drivers, risks, and tradeoffs.
  • Support time-sensitive ad hoc analyses and executive Q&A.
Process Improvement & Standardization
  • Establish and reinforce consistent dashboard usage standards across Business Units.
  • Identify recurring themes of confusion or inefficiency and implement proactive training or process improvements.
  • Develop documentation, job aids, and scalable enablement resources to support sustainable adoption.
  • Recommend structural improvements that increase dashboard clarity and operational alignment.
What Success Looks Like
  • You are viewed as a trusted thought partner and internal advocate by REFM and Business Unit leadership.
  • Dashboards you own are actively used to guide operational and investment decisions.
  • Production insights are surfaced proactively and influence continuous improvement efforts.
  • Facilities OpEx and CapEx reporting is clear, accurate, and actionable.
  • Structured feedback loops result in measurable improvements in dashboard relevance and usability.
  • Leadership reporting is accurate, timely, and strategically framed.
Requirements
  • Bachelor’s degree required. Major in business, analytics, finance, real estate, or similar field preferred.
  • 5+ years work experience with analytics, real estate strategy, market research, business analytics, or finance.
  • Strong analytical skills with the ability to distill complex datasets into clear narratives and executive-level presentations.
  • Strong storytelling skills, including structuring executive narratives, framing recommendations, and communicating tradeoffs.
  • Proficiency in data analysis tools; experience with Excel, Power BI and Alteryx strongly preferred.
  • Highly organized, able to manage multiple projects, and comfortable re-prioritizing as new requests arise with attention to detail.
  • Comfortable working independently and in cross-functional, fast-moving environments.
Preferred Qualifications
  • 3+ years working with a national or international retailer.
  • 5+ years relevant work experience with analytics, real estate, or finance.
  • Advanced Microsoft Excel proficiency, including knowledge of lookups and pivot tables.
  • Experience with PowerPoint, Power BI, Alteryx, GIS Systems, Smartsheet and Google Earth.
  • Experience working with SharePoint as a user.
  • Knowledge of retail site selection principles and competitive trade area research.
