Real Estate Investment Analyst

The Real Estate Investment Analyst is responsible for the quantitative and qualitative evaluation of potential real estate acquisitions, developments, and divestments. In Doha, you will support senior management by building complex financial models to project returns (IRR, NPV, Cash-on-Cash) and conducting feasibility studies for iconic projects. You will act as the "engine room" for investment decisions, ensuring every Qatari Riyal is backed by sound data.

Key Responsibilities

  • Financial Modeling: Develop and maintain sophisticated Excel-based models to evaluate individual assets and portfolio-level performance.
  • Feasibility Studies: Conduct highest-and-best-use (HBU) analysis for vacant land or redevelopment projects in prime areas like Msheireb or West Bay.
  • Market Research: Track vacancy rates, absorption levels, and rental yields across Doha’s diverse districts to identify emerging investment trends.
  • Due Diligence: Coordinate with legal, technical, and commercial teams to manage the due diligence process for acquisitions, ensuring all "Red Flags" are identified.
  • Investment Memoranda: Draft professional investment committee papers and pitch decks to present findings to the Board or external institutional investors.
  • Portfolio Monitoring: Analyze the performance of existing assets against original underwriting, identifying variances and recommending asset management strategies.
  • Valuation Support: Assist in the annual valuation process by providing data for DCF (Discounted Cash Flow) and comparable sales methods.

Requirements & Qualifications

  • Experience: 3–5 years in real estate investment, private equity, or commercial brokerage. Experience within the GCC (Gulf Cooperation Council) market is highly preferred.
  • Education: Bachelor’s degree in Finance, Economics, Real Estate, or Civil Engineering. A CFA or RICS accreditation is a significant advantage.
  • Technical Skills:
  • Advanced Excel: Mastery of DCF modeling, sensitivity analysis, and waterfall structures.
  • Software: Proficiency in Argus Enterprise is often required for commercial asset modeling.
  • PowerPoint: Ability to visualize complex data into executive-level presentations.
  • Language: Professional English fluency is mandatory. Arabic proficiency is a major asset for navigating local government land departments and reviewing legal titles.
  • Soft Skills: High attention to detail, ability to work under tight deadlines, and strong ethical judgment.
