Job Purpose

Support the Commercial Investment Department in evaluating, analyzing, and structuring real estate investment opportunities . Lead feasibility studies, highest & best use analysis, and financial modeling to ensure investment decisions align with business objectives, market potential, and financial targets.

Key Responsibilities

  • Conduct feasibility studies for residential, commercial, and mixed-use real estate projects.
  • Perform Highest & Best Use (HBU) analysis to recommend optimal land utilization and product mix.
  • Build financial models to evaluate project returns, IRR, NPV, cash flow, and sensitivity analyses.
  • Collaborate with the Commercial Investment team to assess risk, market trends, and investment potential.
  • Prepare investment memoranda and presentations for executive leadership and investment committees.
  • Monitor and update financial models and market data to support ongoing decision-making.
  • Support negotiations and due diligence for land acquisitions and investment opportunities.
  • Conduct market research and benchmark studies to inform pricing, absorption, and revenue projections.

Qualifications & Experience

  • Bachelor’s degree in Finance, Real Estate, Economics, or Business (Master’s preferred).
  • Experience in real estate investment, development, or consulting, with experience in feasibility studies, HBU analysis, and financial modeling.
  • Strong analytical skills with proven experience in financial modeling for real estate projects.
  • Knowledge of Saudi or GCC real estate market trends, regulations, and investment practices.
  • Proficiency in Excel, Power BI, Argus, or similar financial modeling tools .
  • Strong communication and presentation skills , able to explain investment assumptions and results to senior management.
  • Ability to work collaboratively with cross-functional teams including development, finance, and commercial departments.

  • Accuracy and timeliness of feasibility studies and HBU analyses.
  • Quality and reliability of financial models supporting investment decisions.
  • Alignment of investment recommendations with company financial and strategic objectives.
  • Contribution to successful investment approvals and execution.
