Real Estate Manager

This role is working for a major global logistics company looking after their real estate portfolio with a focus on warehouse property both current and new locations across Turkiye.
Responsibilities
- Monitoring the lease periods of the company’s owned or leased properties and negotiating agreements in line with market conditions.
- Conducting market research to establish advantageous pricing, negotiating deals, and managing the processes for long-term lease agreements.
- Updating the real estate portfolio periodically and reporting to country and regional authorities.
- Monitoring the performance of existing properties, conducting profitability analyses, and assessing new investment opportunities.
- Renewing annual lease agreements and negotiating with property owners.
- Planning and monitoring the maintenance, repair, and renovation processes of properties in coordination with the Facility Manager.
- Supporting business units in the interior design processes of new offices and renovations of existing offices.
- Ensuring compliance with company policies and legal regulations.
- Identifying new warehouse, office, and facility locations that align with the company’s brand identity, customer profile, and global standards.
- Managing construction, renovation, and site setup processes for warehouse, office, and logistics facility projects.
- Collaborating with architectural, engineering, and contractor teams to ensure projects are completed on time and within budget.
- Overseeing the process from the ground-breaking phase to handover to operations.
- Managing processes for addressing deficiencies, closing project financial accounts, and preparing depreciation calculations.
- Ensuring compliance with relevant permits and regulations. Ensuring that existing facilities are evaluated for capacity, efficiency, and suitability.
- Coordinating with technical managers and operations teams for additional space requirements.
- Collaborating with developers to ensure efficiency in infrastructure, energy, and water consumption.
- Managing the licensing, infrastructure, and permit processes for facilities.
- Organizing the technical procurement processes for equipment and infrastructure used in logistics facilities, working with technical managers.
- Effectively managing contract negotiations and supplier relationships.
- Preparing and reporting on annual real estate and technical procurement budgets.
- Developing projects in line with the company’s global sustainability standards (e.g., LED lighting, photovoltaic panels).
Ideal Experience / Qualifications
- Holds an engineering degree and has practical knowledge of AutoCAD, enabling effective collaboration with technical teams and review of project drawings,
- Has in-depth knowledge of the real estate market in Turkiye, with the ability to interpret market dynamics and regional trends,
- Possesses strong market research and analysis skills, capable of supporting both short- and long-term investment and location decisions with data-driven insights,
- Demonstrates sharp commercial foresight, and can develop strategies to gain cost advantages in leasing, purchasing, and construction,
- Has successfully managed large-scale investment projects (office, warehouse, facility) from planning to execution and operational handover,
- Is experienced in integrating green building practices, such as photovoltaic panel systems, LED lighting, energy and water efficiency, into facility operations,
- Brings a strategic mindset and strong implementation skills to support the company’s sustainability and ESG goals.
