Residential Manager On/Off Site (Full-Time)

Job Summary

The Manager is responsible for the apartment community's day-to-day operations, including groundskeeping, rent collection, leasing, marketing, resident services, and turnover management. The Manager must always maintain a professional and courteous demeanor with prospects, residents, vendors, and fellow employees.

Essential Job Functions - Position Requirements

· Multiple position available

· Manages multiple rental communities

· Serves as the primary point of contact for residents and vendors for day-to-day operations and emergencies.

· Uses property management software (AppFolio) to manage all aspects of the leasing process.

· Manages all aspects of the rent collection process, including tracking delinquencies and serving 3-day notices.

· Maintains an active awareness of rental market conditions.

· Maintains a working knowledge of landlord-tenant and fair housing laws and other applicable local, state, or federal regulations.

· Maintains accurate property and resident information in AppFolio, including but not limited to work orders, inspections, lease information, tenant contact information, etc.

· Takes pride in the cleanliness of assigned properties and participates in the regular cleaning of the shared amenities and the grounds in general.

· Manages vendor performance to ensure timely completion of assigned work orders in keeping with owner and resident expectations.

· Orders and maintains an inventory of materials and supplies for assigned properties.

Qualifications

· Bilingual in Spanish is a plus.

· Strong interpersonal skills.

· Proficient in basic computer programs, including Microsoft Outlook, Word, Excel, and AppFolio (a plus).

· Ability to multi-task in a fast-paced environment.

· Experience in property management is a plus.

· Valid driver's license and current proof of insurance.

· Clean motor vehicle record with no significant violations.
