Position Summary

The Source Property Management is seeking a highly organized and motivated Property Manager to oversee the day-to-day operations of a portfolio of residential properties. The ideal candidate will have experience in residential property management, preferably single family homes, strong communication skills, and the ability to manage multiple responsibilities in a fast-paced environment.

This position involves tenant and owner relations, property maintenance coordination, leasing oversight, financial reporting, and ensuring compliance with applicable regulations.

Key Responsibilities

Tenant Relations

  • Respond promptly to tenant inquiries and resolve issues professionally and efficiently.
  • Conduct property showings and assist with leasing activities.
  • Manage lease agreements, renewals, and tenant documentation.
  • Coordinate tenant move-ins and move-outs, including inspections and reports.
  • Participate in a rotating on-call schedule to assist tenants after hours.

Property Maintenance

  • Conduct routine property inspections.
  • Coordinate maintenance requests, vendor scheduling, and repairs.
  • Ensure properties remain in good condition and address issues proactively.

Financial Management

  • Monitor rent collection and address delinquent accounts in accordance with company policies.
  • Generate financial reports and provide updates to property owners.
  • Ensure financial practices comply with company policies and regulatory requirements.

Regulatory Compliance

  • Stay informed on local, state, and federal regulations impacting property management.
  • Ensure properties comply with health, safety, and building codes.
  • Assist with legal matters related to property management, including coordination with legal counsel when necessary.

Administrative Duties

  • Maintain accurate tenant files, maintenance records, and property documentation.
  • Utilize property management software to track operations and streamline processes.
  • Prepare reports for property owners and internal management.

Scheduling

This role includes participation in a rotating on-call schedule, typically 1 week every 6-8 weeks, to assist with urgent tenant or operational matters outside normal business hours.

Qualifications

  • Minimum 2 years experience in Residential Property Management Required
  • Strong knowledge of property management principles and practices
  • Excellent communication, negotiation, and interpersonal skills
  • Ability to manage multiple priorities and work independently
  • Strong problem-solving skills and attention to detail
  • Proficiency with property management software (AppFolio experience required)
  • Valid driver’s license and reliable transportation
  • Ability to pass a background check

Compensation

Salary Range: $57,000 – $60,000 per year
Final compensation will be determined based on experience, qualifications, and internal equity.
