Job Description</b><p><b><br>
POSITION OVERVIEW</b></p><p>
The <b>Assistant Property Manager</b> provides first-class property management services and assists a Property Manager in overseeing a portfolio of commercial properties. Day-to-day responsibilities include assisting with issues regarding building/property operations, enhancing tenant relations, vendor scheduling, and customer service.</p><p></p><p><b><br>
PRIMARY RESPONSIBILITIES</b></p><ul><li>
Work with Property Managers to resolve building operations&rsquo; issues.</li><li>
Work closely with vendors to ensure compliance with service contracts.</li><li>
Recommend and/or complete vendor contracts as appropriate.</li><li>
Ensure adherence to property owners&rsquo; policies and procedures, as well as compliance with codes, regulations, and governmental agency directives.</li><li>
Answer office telephone as required and assist callers.</li><li>
Receive work order requests and coordinate with the building technician or vendor(s) as appropriate.</li><li>
Schedule building activity, including move-ins/move-outs, and verify insurance.</li><li>
Follow established A/R guidelines, including contacting tenants regarding follow-up on rent payment status and assisting the Property Manager in lockouts, assigning late fees, or sending demand letters as necessary.</li><li>
Review and ensure the accurate coding of invoices for payment.</li><li>
Assist Property Managers in the preparation of the monthly reporting package/financial reports according to the owner's needs.</li><li>
Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations.</li><li>
Assist the Property Managers as appropriate in coordinating insurance procurement, electricity procurement, and real estate tax review processes for properties.</li><li>
Ensure compliance with management agreements.</li><li>
Work with the Property Managers to facilitate accounting, leasing, marketing, and construction needs.</li><li>
Understand lease types to assist the Property Manager with ensuring Lease compliance.</li><li>
Process Tenant billbacks expenses.</li><li>
Assist in the response and resolution of after-hours emergency calls as needed.</li><li>
Assist in planning and executing tenant events with the management team.</li></ul><br>
<b>
Qualifications</b><br>
<ul><li>
Bachelor&rsquo;s Degree preferred.</li><li>
2 years plus experience in the Commercial Property Management industry preferred</li><li>
Excellent customer service skills</li><li>
Strong verbal and written communication skills; prior experience communicating with tenants and/or vendors in a professional, courteous environment</li><li>
Previous experience using real estate software (Yardi or MRI, Kardin, AvidXchange, IMPAK, or similar programs)</li><li>
Basic accounting knowledge and skills</li><li>
Good organizational skills</li><li>
Attention to detail</li><li>
Ability to multitask</li><li>
Proficiency with Microsoft Excel and Word</li><li>
Desire and ambition to learn and grow in Stream&rsquo;s property management department</li><li>
