Responsibilities <ul><li>Lead the preparation and management of project budgets, cost plans, and feasibility studies across all development phases.</li><li>Manage tendering, procurement, and contract negotiation processes in coordination with legal and technical teams for all procurement activities.</li><li>Ensure robust cost control and value engineering are applied from pre-concept to project completion.</li><li>Monitor financial performance and cash flow forecasting for development projects, identifying potential risks and cost-saving opportunities.</li><li>Oversee preparation and evaluation of claims, variations, and contractual correspondence with consultants and contractors.</li><li>Develop and maintain commercial reports, dashboards, and risk registers for executive-level review.</li><li>Ensure compliance with local regulations, contractual obligations, and internal governance frameworks.</li><li>Support the CDO in strategic commercial decisions, financial appraisals, and investor-related reporting.</li><li>Interface with banks, auditors, and investment partners as needed to provide financial or contractual documentation.</li><li>BOQ development and review</li><li>Establishing relationship with Contractors, subcontractors and suppliers</li><li>Management and follow-up on all payment activities through internal department.</li><li>Management commercial logs and be up to date with all payment statuses.</li></ul> Qualifications <ul><li>Bachelor's degree in Quantity Surveying, Construction Economics, Engineering, or a related discipline. Master's degree or RICS / MRICS qualification is an advantage.</li><li>Minimum 10 years of experience in commercial management, ideally within the real estate or property development sector in the GCC.</li><li>Proven expertise in contract administration (FIDIC or equivalent), cost control, procurement, and claims management.</li><li>Strong knowledge of real estate development cycles, construction contracts, and regulatory frameworks in the UAE.</li><li>High proficiency in commercial and financial software tools (e.g., Excel, CostX, ERP systems).</li><li>Excellent communication, negotiation, and leadership skills.</li><li>Strong analytical thinking, attention to detail, and commercial acumen.</li><li>Ability to work under pressure and manage multiple large-scale projects simultaneously.</li></ul> About the company Service Our aim is to provide our clients and candidates with a consistent, quality service that goes beyond the norm, giving them peace of mind and complete trust in our ability to meet their needs.
