THE OPPORTUNITY
Venterra Realty is seeking an experienced and strategic Maintenance Operations Manager to lead the oversight of all maintenance operations across our multifamily communities. This individual will ensure that our properties remain safe, operational, and efficient while supporting an exceptional resident experience. The Maintenance Operations Manager will provide strategic direction, oversee large-scale maintenance initiatives, and ensure compliance with safety, regulatory, and company standards.
Success in this role requires strong cross-department collaboration, working closely with CapEx, General Construction Services (GCS), Asset Management, and Talent Acquisition teams to align maintenance strategies with business objectives, capital planning, and workforce development.
The ideal candidate will be a hands-on leader with strong project management skills, deep technical expertise, and a proven ability to manage teams and vendors in a fast-paced multifamily environment.

KEY JOB RESPONSIBILITIES<ul><li>
Operational Oversight: Plan, coordinate, and oversee all maintenance and repair activities across communities, including unit turns, HVAC, plumbing, electrical, and structural systems.</li><li>
Budget &amp; Resource Management: Track expenses, identify cost-saving opportunities, and ensure cost-effectiveness in all operations; Partner with the CapEx and GCS teams to plan and execute large-scale capital repair and replacement projects.</li><li>
Vendor &amp; Contractor Management: Establish and maintain strong relationships with third-party vendors and service providers; Negotiate contracts and ensure performance meets company standards.</li><li>

CANDIDATE PROFILE<ul><li>
10+ years of progressive maintenance experience, including leadership, team management and project management experience is required for this role; experience overseeing multi-site or regional teams would be an asset</li><li>

Strong technical knowledge of building systems: HVAC, plumbing, electrical, mechanical, and structural component</li><li>

The Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall day-to-day maintenance of the interior and exterior of their Ashford Community. Essential Duties and Responsibilities:<ul><li>Demonstrates and promotes a 100% commitment to providing the best possible experience for our residents and employees.</li><li>Inspects vacated apartments and completes checklists in regard to make-ready. Routine duties include:</li><li>Checks all lights and replaces as necessary.</li><li>Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets.</li><li>Checks applicable appliances and informs senior maintenance technician of problems.</li><li>Assists in changing or removing appliances from apartment.</li><li>Makes keys when necessary.</li><li>Checks faucets sink plugs and repairs/replaces as necessary. Replaces washers when needed.</li><li>Performs exterior repairs to sinks, bathtubs, etc., when warranted.</li><li>Assists with painting duties when requested. Transfers paint from storage areas to apartment units when painting is scheduled.</li><li>Repairs or replaces curtains, mini-blinds, ceiling fans, etc.</li><li>Repairs plaster holes in walls, paints as necessary.</li><li>Inspects bathroom tiles, performs minor repairs/replacements.</li><li>Changes A/C filters</li><li>Performs various non-technical functions such as maintaining exterior lighting, ground equipment repair and preventative maintenance, caulking, touch up painting, pool maintenance, lock repairs, etc.</li><li>May maintain and clean grounds to ensure property presentation meets SI Communities LLC standards.</li><li>Escalates maintenance issues and/or concerns to supervisor.</li><li>Responds promptly to resident requests (if any issues, they will refer resident to property manager).</li><li>Follows proper procedures regarding the use of tools and equipment.</li><li>Completes all required logs, paperwork and checklists regarding inventory and/or hazardous chemicals.</li><li>Adheres to all safety regulations and maintains a safe work environment.</li><li>May be required to answer on-call pages.</li><li>Must be able to work flexible schedule which may include working special events and/or weekends.</li><li>Other responsibilities as assigned by Maintenance Supervisor, Property Manager or Regional Manager.</li></ul> 
Knowledge, Skills and Abilities:<ul><li>Minimum 1-2 years experience in field or related area.</li><li>Proficiency in concepts, practices and procedures of related field preferred.</li></ul>

While performing the duties of this job, the employee will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.). Will also have light to moderate exposure to injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.). Will be exposed to some low-level noise when using power tools. Position Summary:
<div>
The Maintenance Technician position will be responsible for the general maintenance work and maintaining the cleanliness of the common area on the interior and the exterior of the property.</div>
Responsibilities:
<ul><li>Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash</li><li>
Complete grounds work as directed by Maintenance Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc</li><li>
Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails</li><li>
Execute basic landscaping including, trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs</li><li>
Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments. (trash outs) prior to make-ready.</li><li>
Operate safely the following equipment, power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers, and golf carts</li><li>
Assist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.)</li><li>
Ensure prompt response to emergency on-call and after-hours maintenance assignments</li><li>
Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations</li><li>
Perform repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed</li><li>
Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws 
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization</li></ul>
Education and Experience:
<ul><li>High school diploma or GED &ndash; Preferred</li><li>
At least 1 year of experience in maintenance or related field, preferred</li><li>
General knowledge in a variety of skilled trades including construction/installation, repair, and maintenance, drywall, basic carpentry, and make-ready</li><li>
Ability to work efficiently and meet deadlines</li><li>
Good organizational skills and attention to detail</li><li>
Valid driver&rsquo;s license &ndash; Required</li></ul>
