The Maintenance Technician position will be responsible for the general maintenance work and maintaining the cleanliness of the common area on the interior and the exterior of the property.</div>
Responsibilities:
<ul><li>Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash</li><li>
Complete grounds work as directed by Maintenance Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc</li><li>
Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails</li><li>
Execute basic landscaping including, trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs</li><li>
Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments. (trash outs) prior to make-ready.</li><li>
Operate safely the following equipment, power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers, and golf carts</li><li>
Assist in pool maintenance and understand basic pool care (chemicals reading, making chemical adjustments, backwashing, pool cleaning, etc.)</li><li>
Ensure prompt response to emergency on-call and after-hours maintenance assignments</li><li>
Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system. Address pending tasks and set clear completion expectations</li><li>
Perform repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed</li><li>
Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws 
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization</li></ul>
Education and Experience:

JOB DESCRIPTION SUMMARY
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company&rsquo;s standards for cleanliness, appearance, safety, and overall functionality.
JOB DESCRIPTION
 Essential Responsibilities: 
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the &ldquo;make-ready&rdquo; process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a &ldquo;punch&rdquo; list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
3. Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property&rsquo;s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
4. Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. 
 Other Responsibilities: 
1. Complies with Greystar&rsquo;s safety and risk-management policies by attending and participating in the property&rsquo;s routine safety meetings, completing required training on OSHA and other safety related laws and requirements, and by reporting accidents and incidents promptly and accurately.
2. May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required.

Must pass the driving portion of the CDL exam with tanker endorsement, no air brake restrictions (Class A), and interstate status (either Excepted Interstate [EI] or Non-Excepted Interstate [NI]) within 60 days after being hired into this position.</li>
<li>Two years of experience performing roadway, roadside, bridge, or sign maintenance or with Department of Corrections, as described above in &quot;What you'll do&quot;.</li>
<li>Successful completion of a work simulation examination and a medical-physical examination.</li>
</ul>Special Working Conditions:
<ul><li>Job requires significant physical stamina and endurance, including the ability to move materials by hand, operate hand tools, and perform stationary flagging.</li>
<li>Job requires outdoor work that involves exposure to physical hazards, health and safety risks, and/or adverse or otherwise undesirable characteristics in the environment, including risk of physical injury from carrying out duties in heavy traffic areas, on or near heavy equipment or machinery, and with hazardous chemicals or materials.</li>
<li>Job may require overtime and nighttime work.</li>
<li>Job may require operation of vehicles to plow snow and spread ice control materials.</li>
