Security Manager – Real Estate & Property Management

We are seeking an experienced Security Manager to oversee the security operations of our real estate portfolio, including residential, commercial, and mixed-use properties. The successful candidate will be responsible for managing security teams across multiple buildings, ensuring the safety of tenants, visitors, employees, and company assets.

The Security Manager will supervise security supervisors and guards, coordinate with the maintenance, facilities, leasing, and property management teams, respond to incidents, implement security policies, and ensure all buildings operate safely and efficiently.

Key ResponsibilitiesSecurity Operations

• Manage the overall security operations across all company-owned properties.
• Supervise Security Supervisors and Security Guards assigned to each building.
• Develop duty rosters, deployment plans, and shift schedules.
• Conduct regular inspections of all buildings to ensure security standards are maintained.
• Ensure all security posts are staffed and operating efficiently.
• Monitor CCTV systems, access control systems, and alarm systems.
• Investigate security incidents and prepare detailed incident reports.
• Ensure compliance with company security policies and UAE regulations.

Team Management

• Lead, motivate, and supervise all security personnel.
• Conduct regular performance evaluations.
• Train security staff on emergency procedures, customer service, and safety standards.
• Ensure proper discipline, grooming, and professional conduct.
• Coordinate manpower requirements and replacement planning.

Property & Building Management Coordination

• Work closely with the Property Management team on daily building operations.
• Coordinate with the Maintenance Department regarding building repairs, equipment failures, and emergency maintenance.
• Report damaged facilities, safety hazards, and maintenance issues immediately.
• Coordinate with Housekeeping, Facility Management, Leasing, and Operations teams.
• Assist management in implementing building operational improvements.

Emergency & Safety Management

• Develop and implement emergency response procedures.
• Lead evacuation procedures during emergencies.
• Coordinate with Dubai Police, Civil Defence, ambulance services, and other authorities when required.
• Ensure fire safety systems are regularly inspected and maintained.
• Conduct emergency drills and security awareness programs.

Access Control & Visitor Management

• Manage visitor access procedures.
• Ensure proper monitoring of contractors and vendors entering company properties.
• Monitor parking areas, loading bays, entrances, exits, and restricted areas.
• Prevent unauthorized access to company facilities.

Reporting & Administration

• Prepare daily, weekly, and monthly security reports.
• Maintain incident logs and investigation reports.
• Monitor security KPIs and recommend operational improvements.
• Manage security-related documentation and compliance records.
• Prepare manpower and operational reports for senior management.

Asset Protection

• Protect company assets, equipment, and tenant properties.
• Minimize theft, vandalism, and unauthorized activities.
• Conduct regular security risk assessments.
• Recommend improvements to enhance property security.

Requirements

• Bachelor's Degree or Diploma in Security Management, Business Administration, Criminology, or a related field.
• Minimum 5–8 years of experience in security management, preferably within real estate, property management, shopping malls, commercial buildings, residential communities, or facility management.
• Fresh in the UAE candidates with strong overseas experience are encouraged to apply.
• Experience managing multiple buildings and large security teams.
• Strong leadership and people management skills.
• Excellent knowledge of security operations and emergency response procedures.
• Experience with CCTV, Access Control Systems, Fire Alarm Systems, and Building Security Operations.
• Good report writing and documentation skills.
• Strong communication and problem-solving abilities.
• Ability to work under pressure and manage emergency situations.
• Proficient in Microsoft Office (Excel, Word, Outlook).
• Valid UAE Driving License is an advantage.

Preferred Qualifications

• SIRA Certification or equivalent security certification.
• First Aid and Fire Safety certification.
• Experience working with real estate developers, property management companies, shopping malls, or facility management organizations.
• Knowledge of UAE security regulations and safety standards.
