As the Senior Delivery Manager at Riyadh Development Company, you will be responsible for leading the execution of complex real estate development projects from planning through handover. This role is central to the success of the company's real estate portfolio, ensuring projects are delivered on time, within budget, and in full compliance with quality and regulatory standards. You will oversee project teams, coordinate with internal and external stakeholders, and report directly to the Head of Real Estate Development. Success in this role requires technical expertise, strategic thinking, and the ability to lead multi-disciplinary teams across a fast-paced development environment.

Key Responsibilities

• Oversee the planning and delivery of multiple real estate projects, ensuring alignment with company goals, budgets, and timelines.
• Lead project execution across all stages-from mobilization to handover-ensuring quality standards and regulatory compliance are met.
• Advise the Head of Department on project prioritization, resource allocation, and risk management.
• Coordinate across internal departments (design, finance, legal, procurement) and external consultants to maintain alignment and solve delivery challenges.
• Review and approve interim payment certificates for contractors and consultants, ensuring contractual compliance.
• Consolidate, validate, and present project performance reports and dashboards to senior leadership.
• Monitor project KPIs and ensure consistent, data-driven reporting across the delivery portfolio.
• Recommend innovative construction technologies and best practices that enhance delivery efficiency.
• Represent the department in meetings with senior stakeholders, government entities, and partners.
• Escalate major delivery issues with strategic recommendations to senior management.
• Mentor and develop Project Managers and team members, building internal capabilities across the delivery function.

Education & Experience

• Bachelor's degree in Civil or MEP Engineering, or a related discipline (required).
• PMP certification (preferred).
• MBA or Master's in a related field (preferred).
• 10-15 years of experience in project delivery, with a strong background in managing large-scale real estate or infrastructure projects.
• Proven ability to deliver complex projects in the Saudi real estate or construction sector.

• Excellent analytical, reporting, and problem-solving skills.
• High emotional intelligence and executive communication ability.
• Familiarity with AutoCAD, Excel, PowerPoint, Word; working knowledge of Primavera P6 and/or Microsoft Project.
• Ability to manage stress, tight deadlines, and multiple competing priorities.
