Senior Finance Manager – Real Estate Developer (UAE)

Position Overview

We are seeking a highly strategic and hands-on Senior Finance Manager to lead the financial operations of large-scale real estate development projects in the UAE. The role will oversee project finance, treasury, compliance, and financial strategy, ensuring strong capital management, regulatory adherence, and project profitability.

The ideal candidate has deep experience in UAE real estate development finance, escrow regulations, construction cash flow cycles, and project funding structures.

Key Responsibilities

1. Strategic Financial Leadership

· Develop and execute financial strategy aligned with project and company growth objectives.

· Advise senior management on capital structure, funding strategy, and risk management.

· Lead financial planning, forecasting, and long-term budgeting.

· Evaluate new project feasibility, IRR, NPV, and investment returns.

2. Project Finance & Development Oversight

· Oversee project-wise P&L, cost control, and profitability analysis.

· Manage construction budgets, cost tracking, and variance analysis.

· Monitor revenue recognition in compliance with IFRS.

· Supervise escrow account management in line with UAE regulatory requirements.

· Ensure proper management of progress billings, contractor payments, and drawdowns.

3. Treasury & Banking Management

· Lead relationships with banks and financial institutions.

· Structure and negotiate project financing, loans, and repayment schedules.

· Oversee working capital management and liquidity planning.

· Monitor funding utilization and financial covenant compliance.

4. Compliance & Governance

· Ensure compliance with UAE VAT and Corporate Tax regulations.

· Maintain AML compliance and regulatory reporting standards.

· Coordinate internal and external audits.

· Strengthen internal controls and financial governance frameworks.

5. Reporting & Systems

· Deliver accurate monthly, quarterly, and annual financial reports.

· Prepare board-level financial presentations.

· Implement and optimize ERP and financial management systems.

· Oversee consolidation of multi-project reporting.

6. Leadership & Team Development

· Build and lead a high-performing finance team.

· Mentor accounting and finance staff.

· Establish structured financial processes and SOPs.

Candidate Requirements

· Bachelor’s degree in Finance, Accounting, or related field (CPA / ACCA / CMA preferred).

· 8–12+ years of experience, with at least 5 years in UAE real estate development.

· Strong knowledge of project finance, escrow structures, and construction cost cycles.

· Experience liaising with banks for project funding.

· Deep understanding of IFRS and UAE tax regulations.

· Proven leadership and team management experience.

Preferred Experience

· Experience with mid-to-large scale residential developments (200M+ AED projects).

· Familiarity with off-plan sales structures and buyer payment plans.

· ERP implementation experience.

· Experience working with joint ventures or investor-backed projects.

Reporting Line

Reports directly to CEO / Managing Director.

Pay: AED15,000.00 - AED20,000.00 per month
