Job Description – Legal Advisor (Real Estate & Construction)

Role Overview
The Legal Advisor will be responsible for providing legal guidance and compliance support for real estate development projects. The role includes handling property-related documentation, statutory approvals, contracts, dispute management, and ensuring legal risk mitigation across all residential and commercial projects.
Key Responsibilities
1. Property & Land Legal Matters
- Conduct title due diligence and verification of land ownership documents
- Review 7/12 extracts, property cards, NA orders, sale deeds, development agreements, POA, and conveyance deeds
- Handle land acquisition, joint development agreements (JDA), and redevelopment matters
- Coordinate with government offices, advocates, and consultants for land-related approvals
2. Regulatory & Statutory Compliance
- Ensure compliance with RERA, Town Planning, PMC/PCMC, Revenue Department, and other local authorities
- Handle legal documentation related to building permissions, CC, OC, and completion certificates
- Advise management on compliance risks and legal implications
3. Contract Drafting & Vetting
- Draft, review, and vet agreements for sale, allotment letters, lease deeds, MOUs, work orders, contractor agreements, and vendor contracts
- Ensure agreements are legally compliant and protect company interests
4. Litigation & Dispute Management
- Manage legal disputes related to customers, contractors, vendors, landowners, and government authorities
- Coordinate with external advocates for civil, criminal, consumer court, RERA authority, and NCLT matters
- Prepare case summaries, replies, notices, and legal opinions
5. Customer & Sales Legal Support
- Support sales and CRM teams with customer agreement execution and legal clarifications
- Address customer legal queries and ensure proper documentation at booking and registration stages
6. Documentation & Record Management
- Maintain and update legal files, agreements, approvals, and litigation records
- Ensure proper safe custody of original land and project documents
7. Risk Management & Advisory
- Identify potential legal risks in projects and recommend preventive measures
- Provide legal advisory to management on new projects, policy changes, and strategic decisions
Required Qualifications
- LLB / LLM from a recognized university
- Registered with Bar Council of India
Experience
- 5–10 years of relevant experience in real estate / construction legal advisory
- Experience handling RERA matters, land due diligence, and project documentation preferred
Skills & Competencies
- Strong knowledge of property laws, RERA, MOFA, Transfer of Property Act, Registration Act
- Excellent drafting, negotiation, and communication skills
- Ability to handle multiple projects and deadlines
- Good coordination with government authorities and external counsels

- Zero or minimal legal non-compliance
- Effective dispute resolution and risk mitigation
- Accurate and timely contract drafting and review
Compensation
- As per company standards and experience
