Senior Maintenance Supervisor, Floater (ME, NH, MA)

PMI is currently looking for a passionate individual to join our team our Senior Maintenance Supervisor, Floater. This position is based in Maine, with travel to our properties in NH, MA, and occasionally CO.

General Summary:

The Floating Maintenance Supervisor oversees the care and repair of multi-unit residential properties within a portfolio. They ensure that owners’ real estate investments are protected. Maintenance Supervisors repair and maintain residential and support buildings, grounds, and take the lead on HUD REAC inspection preparedness.

Essential Job Duties and Responsibilities:

  • Conduct repairs (routine and emergency), as well as preventive and corrective maintenance, for the following systems: Plumbing systems; electrical systems; appliances; windows, doors, roofing, and siding; heating and air-conditioning systems;
  • Assist the site team with quarterly apartment inspections and coordinate the assignment of maintenance personnel to restore the unit to a “like new” condition;
  • Provide technical assistance, consultation and mentoring to other Maintenance Supervisors and Maintenance Technicians in their region
  • Manage REAC prep projects
  • Assist with onboarding of new Maintenance Supervisors in their region
  • Attend 1 quarterly inspection for each property in assigned portfolio annually. The Senior Maintenance Supervisor should inspect 100% of the units each year.
  • Inspect the site grounds and landscaping and ensure the site team is keeping them neat and clean according to PMI and property owners’ standards; repair and replace concrete and asphalt walks and drives;
  • Demonstrate a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients, and the public; establish and maintain collaborative working relationships between coworkers.
  • Respond to life safety emergencies and other critical incidents; coordinate the response with other maintenance personnel and public safety agencies; notify company management personnel as required by emergency protocols.
  • Inspect, maintain, repair, or replace life-safety and emergency equipment, including any item considered a life or safety hazard by REAC, LIHTC, local Codes Department, etc.
  • In cases of maintenance emergencies, contact service contractors (elevator, HVAC, etc.) as needed; follow PMI and manufacturer procedures for the safe operation, testing, and maintenance of emergency generators.
  • To ensure that the property is safe and maintained properly, conduct routine visual inspections of the exterior and interior of buildings, grounds, facilities, and equipment; determine whether repairs or maintenance are needed; follow- up with residents’ work orders, as directed by the property manager.
  • Make arrangements with contractors for repairs that cannot be handled by on- site maintenance personnel; communicate with the On-site Property Manager regarding all contracts for work performed; monitor and inspect the performance of contractors; reinforce PMI standards and procedures concerning safety and job quality
  • Log onto and update company computer-based records, including maintenance work orders; using the company on-line database, keep accurate, up-to-date records of maintenance expenditures and submit regular expense reports to the Regional Vice President

Skills/Knowledge/Abilities:

Experience preparing for HUD REAC Inspections preferred.

3 years related affordable housing property maintenance experience, required.

1 year of supervisory experience, preferred.

Desirable applicants have completed industry or trade school course work.
